816 58th Street Awaits Completion In Sunset Park, Brooklyn

Work is stalled on 816 58th Street, an eight-story mixed-use building in Sunset Park, Brooklyn. Designed by S M Tam Architect, the 28,901-square-foot structure will yield nine residential units with an average scope of 711 square feet, as well as 16,568 square feet of commercial space, a cellar level, and a 5,931-square-foot community facility on levels two and three. The 90-percent complete project sold for $9.8 million this summer to an undisclosed buyer under the Sunrise Brooklyn LLC. The property is located on an interior lot between 8th and 9th Avenues.

816 58th Street began rising in 2021 and topped out at the end of 2022. Little progress has occurred since then, and it’s unclear when the new owner will complete construction. Recent photographs show the steel-framed superstructure almost fully enclosed in its façade of beige brick and gray metal paneling. The hoist remains attached to the front elevation above the fourth-story setback, and scaffolding and black netting cover portions of the upper levels, which feature a stack of balconies. A sidewalk shed also obscures the state of work on the ground floor.

The property was formerly occupied by a three-story structure that housed the Chinese Sports Association of Brooklyn Inc.

The main rendering depicts 816 58th Street with additional metal paneling surrounding the windows on the upper levels, and glass-enclosed walls extending above the lower roof parapet. The entrance is located within a gray metal frame with a staircase leading to the elevated first story, and a brick-clad bulkhead caps the structure.

Homes will feature floor-to-ceiling windows, open layouts, outdoor terraces, and name-brand finishes.

The development is located a short walk away from the N train at the 8th Avenue station.

816 58th Street’s anticipated completion date is slated for winter 2025, as noted on site.
