Demolition is progressing at 30–01 Northern Boulevard, the site of a 12-story residential building in Long Island City, Queens. Designed by Joseph M. Morace, A.I.A., Architect, the 124-foot-tall structure will yield 43 rental units with an average scope of 676 square feet. The property is located at the corner of Northern Boulevard and 40th Road.
Crews are currently in the process of tearing down the current occupant of the lot, a 95-year-old two-story commercial structure. A substantial section of the building has been demolished, leaving a large pile of debris to be hauled away. YIMBY expects the property to be fully razed and cleared by the end of winter.
The elevation diagram from the info board shows a straightforward massing with a lone setback at the 11th story, creating space for a terrace. The façade will be composed of a mix of beige and earth-toned cladding surrounding a grid of floor-to-ceiling windows and glass doors leading to three stacks of balconies. A bulkhead will sit at the center of the flat roof.
The below Google Street View image shows the current 9,200-square-foot occupant before work began. The property sold for $4.8 million in February 2025, and a demolition permit was filed at the end of December.
A list of potential amenities has yet to be disclosed. The nearest subways from the site are the E, F, and R trains at the Queens Plaza station to the south, and the N, W, and 7 trains at the elevated Queensboro Plaza station to the west.
30–01 Northern Boulevard’s anticipated completion date is slated for winter 2028, as noted on site.

Great to see the LIC development spreading down northern
There’s still that massive empty lot (behind where Michael took the first image) that still has not been developed yet. Wonder if there will ever be a new building on that lot
That is going to be tough to build on due to a maze of subway tunnels beneath. It is also owned by the city so that adds many extra layers of complexity. Eventually something will be done there but I wouldn’t hold my breath, the people living in 30-01 Northern won’t have to worry about losing their view or their light for a long time.
Iirc the current mayoral administration wants to use city-owned sites for Viennese-style (as opposed to NYCHA’s current Soviet-style) public housing. I’m not sure where they’ll get the money, but if they pull it off it would be good.

This big area of unused space in LIC is the railroad yard. One could build a new Madison Square Garden there.
I think Scott is referring to that empty plot of land directly north of the Sven building and that dog park. Not Sunnyside Yards.
