Plan for “Chestnut Commons” Affordable Housing Revealed in East New York

Plans have been announced for 274 affordable housing units as part of a project entitled Chestnut Commons, in East New York. A rezoning shift pushed by the East New York Neighborhood Plan is mostly responsible for the site’s potential. The building will be affordable to households earning up to $51,540, with more than 80 units for households earning up to $25,770, including a set-aside for formerly homeless families and individuals.

First Look at 805 Washington Avenue, Crown Heights, Brooklyn.

Foundation work has begun for the six-story mixed-use building at 805 Washington Avenue, in Crown Heights, Brooklyn, as seen in the latest from Tectonic. Construction crews have cleared away much of the lot, and steel has been installed along the perimeter. The site is just a block away from the Brooklyn Museum in Prospect Park, and the Brooklyn Botanical Garden is also nearby.

An anonymous LLC has filed permits for a six-story mixed-use building at 950 55^th Street, in Borough Park, Brooklyn. The site is nine blocks away from the Fort Hamilton Parkway Subway station, serviced by the N, Q, and W trains. Slightly further away is the 55^th Street station, serviced by the D train. The area has a vibrant Asian community, with dozens of busy restaurants and markets along the nearby 8^th Avenue corridor.

Permits Filed for 712 East 187th Street, Belmont, Bronx

Permits have been filed for a five-story mixed-use building at 712 East 187th Street, in Belmont, The Bronx. This would replace a single-story retail structure. The proposal is mostly residential, with space also included for a community facility and commercial retail. The two nearest subway stations are on 183rd street, one serviced by the B and D trains, and the other, the 4 train. They’re both about a half hours’ walk.

Permits Filed for 356 East 139th Street, Mott Haven, Bronx

For the second time, permits have been filed for a seven-story charter school in The Bronx’s Mott Haven, by the Academic Leadership Charter School. The ALCS currently has two locations in the borough, one for kindergarten through fourth grade, and the other for fifth grade through eighth. They plan to relocate both groups into the new building, reuniting the schools under one roof. The new site is three blocks away from the 3rd Avenue and 138th Street Station, serviced by the 6 train, and ten blocks away from the 3rd Avenue & 149th street station, serviced by the 2 and 5 trains. The school will be across the street from Willis playground, a public park.

Construction Nearly Complete for Barnard College’s Milstein Center

Barnard College announced plans to build a new 11-story library and academic center to replace the existing Lehman Hall back in 2014, estimating the project would cost $150 million. YIMBY reported on permit filings for 40 Claremont Avenue back in October of 2015, and now, construction is just about complete on the attractive new building, as seen in the latest from Tectonic.

“Elton Crossing” Affordable Housing Nears Opening in Morrisania, The Bronx

Another new addition to Morrisania, in The Bronx, is just months away from completion, at Melrose Commons North Site C, also known as Elton Crossing. YIMBY last reported on the building in September of 2014, when renderings were revealed. Briarwood Organization and Phipps Houses are responsible for development.

An anonymous LLC has filed permits for an eight-story mixed-use structure in Flushing, Queens. The site, at 136-23 41st Avenue, is in a commercial center of the neighborhood, with several malls and restaurants within the surrounding blocks. The Queens Botanical Garden, Queens Museum, and Citi Field are also nearby. The last stop for 7 trains, at Main Street Station, is just over a block away.

Permits Filed for 325 Gates Avenue, Bedford-Stuyvesant, Brooklyn

Permits have been filed for a six-story mixed-use building at 325 Gates Avenue, in Bedford-Stuyvesant, Brooklyn. The site is seven blocks away from the Bedford-Nostrand Avenue station serviced by the G train, and eight blocks away from the Franklin Avenue station, serviced by the A and C trains. It is nearby the Pratt Institute’s Brooklyn Campus, which could mean it will be marketed towards college students or recent graduates. Renaissance Realty Group is developing.
