Liv@ Murray Park South, 11-30 45th Road, Long Island City, Tops Out at Six Stories High

While the towers rising by the Hunters Point waterfront and around Queens Plaza and Court Square command attention of Long Island City real estate watchers, a number of smaller-scale, residential projects are steadily rising along the quiet, rowhouse blocks between the two development hotspots. In our April 2014 interview, Sam Charney, who is currently developing The Jackson a few blocks to the south, referred to the neighborhood as Hunters Point East. One of such projects is the six-story, 24-unit Liv@ Murray Park South at 11-30 45th Road. Its concrete shell and metal-framed bulkhead have reached their highest point, and the structure awaits curtain wall installation. The building is developed by the Century Development Group and designed by architect Raymond Chan, who is credited with a handful of projects scattered around the neighborhood. Triborough Construction Services Inc. is the general contractor.

As befitting one of the planet’s key engines of economic and cultural motion, New York City exists in a state of constant change. This is particularly true for the city’s older, centrally located neighborhoods, such as TriBeCa. Over the past two centuries, its western portion along West Street has been repeatedly transformed beyond recognition, particularly by the 1960s urban renewal program that completely cleared dozens of formerly-vibrant blocks. But even there, a 32-year building life span is short by any measure.

21-Story Residential Building Rises Above Ground Level at 221 West 29th Street, Chelsea

A 21-story building has risen above ground level at 221 West 29th Street, on the northern fringe of Chelsea. The 210-foot-tall building, situated between Seventh and Eighth avenues, two blocks south of Penn Station, is slated to contain 95 rental units, 19 of which are scheduled to be affordable. The project is developed by CBSK Ironstate, the group consisting of SK Development, CB Developers, and Ironstate Development. The architecture firm Goldstein, Hill & West is responsible for the design that draws inspiration from its pre-war context. CM & Associates Construction Management, LLC, abbreviated as CMA, was contracted for pre-construction design consultation and construction management.

Exterior Work Nears Completion on 14-Story Supportive Housing Building at 257 West 29th Street, Chelsea

Construction of the 14-story supportive housing building at 257 West 29th Street in Chelsea is in its final stretch. Cladding is in progress underneath the black netting that shrouds the building. The 143-foot-high, 37-unit building is developed by Arker Companies. Aufgang Architects are responsible for architectural design and construction administration. Chateau GC LLC serves as the general contractor.

In Chelsea, Cleared Site Awaits 21-Story Residential Project at 215 West 28th Street; Demo Permit Issued for Sister Building at 223 West 28th Street

Last month, we presented an updated design for a residential complex developed by HAP Investments and designed by DXA Architects. The two-building project would span an unusual site at 215-219 and 223-227 West 28th Street, split by a tenement in between. Our latest visit reveals that the plot for the east building at number 215, which would feature some of the city’s most striking cantilevers, appears ready for construction prep. Demolition has not yet started for its counterpart at number 223.

Demo Work Almost Done at 211 West 28th Street, Chelsea, in Preparation for 14-Story Residential Vertical Extension

The six-story, 69-foot-high walk-up at 211 West 28th Street has been reduced to two floors, as part of a vertical enlargement that would extend the building to 14 stories. Given the proposed 150-foot height, individual floors will average a generous 10’-9” from slab to slab. The new building would nearly double the 13,332 square feet of the original, bringing the figure up to 24,563 square feet. The former office floors would be replaced with 37 residential units. The project is being developed by Arker Companies, with Aufgang Architects as designer.

FDNY Investigation Underway at Burnt Shell of Landmark Serbian Orthodox Cathedral of St. Sava, 15 West 25th Street, Flatiron

As this month got underway, we brought you the unfortunate news regarding the landmark Serbian Orthodox Cathedral of St. Sava at 15 West 25th Street, designed by Richard Upjohn, the architect of the Trinity Church in Lower Manhattan. The 1855 building, which was the city’s only house of prayer servicing the Serbian Orthodox community, was reduced to a charred stone shell on the evening of May 1, just hours after the Orthodox Easter celebration. While the church is collecting donations for reconstruction, the authorities are investigating the fenced-off site for the cause of the conflagration, while engineers keep an eye on the ruined building’s stability. The building is a New York City landmark and is listed on the U.S. National Register of Historic Places. Although the city’s laws protect the building from further demolition, the stone shell may be torn down if ultimately deemed dangerously unstable. Fortunately, the walls appear to be structurally sound for the time being, though serious reinforcement work would be permitted only after the investigations are complete.

Site Prep Underway for 15-Story, 323-Unit Residential Complex at 241 West 28th Street, Chelsea

The ubiquitous forest green fence, a herald of impending construction, has gone up around a mid-block parking lot in Chelsea, at 241 West 28th Street. The 29,326-square-foot, 150-foot-wide lot, which stretches between West 28th and West 29th streets, and will accommodate twin 15-story, 165-foot-tall buildings, each one aligned along its respective street. The 314,013-square-foot complex is set to feature a 6,094-square-foot commercial component topped by 252,191 square feet of apartments. Given its 323-unit count, each apartment would average 781 square feet. The project is being developed by Edison Properties, with Hunter Roberts Construction Group as the general contractor.

The Edison, 27-21 44th Drive, Rises Past 20th Floor on Way to Final 26-Story Height, Long Island City

The Edison, a 115-unit residential tower at 27-21 44th Drive, is rising on one of the most active construction blocks in the city. The future 26-story, 277-foot-tall tower has recently passed its 20th floor. The project is being developed by Silvercup Properties, the development branch of movie and TV producer Silvercup Studios, which has been an icon of Long Island City decades before the first glass skyscrapers graced the local skyline. GF55 Partners is the architect of record. S2 Construction, LLC serves as the general contractor.

27-Story Watermark Court Square at 27-19 44th Drive Rises One-Third of the Way to Its Final Height

Watermark Court Square, the 27-story luxury rental building at 27-19 44th Drive in Long Island City, has risen past its tenth floor, about a third of the way to its final 282-foot height. The LEED-certified building is developed by Twining Properties, with The Ashforth Company as an investment partner. TG Nickel & Associates is the general contractor for the project, which Handel Architects designed as a slender stack of floor-to-ceiling windows set within a grid of grey and dark brown brick. Completion is expected in 2017.
