50-Story, 974-Unit Mixed-Use Project Passes Halfway Point At 43-25 Hunter Street, Long Island City

It was in August that YIMBY last brought you a construction update on the two-tower, 974-unit mixed-use development under construction at 43-25 Hunter Street, in Long Island City. At the time, the smaller 14-story building just topped out and the larger building was a story above street level. Fast forward to today and the 50-story portion is now 27 stories in height, exceeding its halfway point, as reported by The Court Square Blog. Curtain wall installation is also well underway on both structures, and work appears to have already transitioned to the interior at the 14-story building. The entire project will encompass 921,592 square feet, although 726,305 square feet will be used as residential space. Units will average 787 square feet apiece and 20 percent of them will rent at below market-rates. In addition, 18,800 square feet of retail space will be located on the ground floor. SLCE Architects is designing and Rockrose Development Corp. is behind the project. Completion is targeted for the summer of 2017.

611 West 56th Street

First Glimpse Of 34-Story, 80-Unit Residential Tower At 611 West 56th Street, Hell’s Kitchen

In the summer of 2015, detail emerged of the planned 34-story, 80-unit condominium building planned at 611 West 56th Street (a.k.a. 823 Eleventh Avenue), in Hell’s Kitchen. Portuguese architect Álvaro Siza is designing the tower, and Wallpaper has the first glimpse of what it will look like. The building will measure over 172,000 square feet and stand 420 feet above street level. Its residential units will come in a variety of configurations, from one-bedrooms to penthouses, and amenities include a landscaped roof garden, a sun deck, swimming pool, spa and fitness center, and entertainment space, among other facilities. Sumaida + Khurana and LENY are the developers, Gabellini Sheppard is designing the interiors, and SLCE Architects is serving as the architect of record. Construction starts this summer, with completion anticipated in 2019. A six-story commercial building must first be demolished.

555 Broome Street

Financing Complete For 25-Story, 115-Unit Mixed-Use Project At 565 Broome Street, Hudson Square

Over the summer summer, YIMBY partially revealed renderings for the planned 25-story, 115-unit residential building at 565 Broome Street (a.k.a 100 Varick Street), in Hudson Square. The developers have now secured a $320 million construction loan for the project, according to Crain’s, and Cindat (the U.S. branch of Beijing-based China Cinda Asset Management Co.) also acquired a $135 million stake in the project. The development team – SHVO, Bizzi & Partners Development, Halpern Real Estate Ventures, Aronov Development, and Itzhaki Acquisitions – recently acquired the two-story annex at 555 Broome for $9 million, completing the assemblage.

First Look At City Point’s 57-Story, 500-Unit Mixed-Use Tower At 138 Willoughby Street, DoBro

Last month, YIMBY reported on pre-filings for Extell Development’s 57-story mixed-use tower planned at 138 Willoughby Street, in Downtown Brooklyn. The building would be City Point’s third and final phase, and now the Brooklyn Paper has the first look at the 692-foot-tall tower. The building will have a four-story, 65,000-square-foot retail base topped by 500 residential units. A decision has not been made for whether the units will be rentals or condominiums, but the developer is reportedly “leaning towards condos.” Kohn Pedersen Fox is the design architect, while SLCE Architects is serving as the architect of record. Construction is currently slated to begin next year, with completion expected in 2019.
