200 Amsterdam Avenue’s Duplex Penthouse Model Coming Soon to Manhattan’s Upper West Side

The Upper West Side’s top-selling new development, 200 Amsterdam, has shared with YIMBY that a new penthouse designed by Studio Mellone will be unveiled in the coming months. As a part of the building’s Penthouse Collection, the residence sits amongst the top floors of the 52-story, 668-foot-tall, 112-unit, and 300,000-square foot condominium tower, which is located on the corner of 69th Street and Amsterdam Avenue. The Art Deco-inspired tower was designed by Elkus Manfredi Architects, and developed by SJP Properties and Mitsui Fudosan America, with interior spaces by CetraRuddy. Closings are underway, and prices for available one- to five-bedroom residences starts at $3.1 million. The Penthouse Collection includes full-floor and duplex residences beginning at $17.9 million.

With architecture and interiors by COOKFOX Architects, a leader in biophilic design, the development comprises two distinct buildings connected by a shared interior garden with a total of 44 residences. The Rowan, at 21-21 31st Street in Astoria, Queens, has received its TCO, with closings now imminent. DXA Studio is the designer of the residential development, which yields a total of 46 residences, and is among the newest construction projects that have risen over the neighborhood in recent years. RockFarmer Properties is the developer of the building and Brown Harris Stevens Development Marketing is handling sales and marketing of the one to three bedroom condominiums. Only four units remain available for sale, which include a three-bedroom duplex measuring 1,856 square feet with 1,057 square feet of outdoor space, asking $2,549,000; and two three-bedroom penthouses with their own outdoor space. The Rowan is over 85 percent sold, with a recent penthouse sale setting a new record for the highest price per square foot paid for a three-bedroom condominium in the neighborhood.

The new addition to the city at 10 LeCount Place stands as a 28-story mixed-use residential building. The property is designed by Beyer Blinder Belle and offers 380 homes, including studios and one- and two-bedroom apartments. The Marketing Directors is the exclusive leasing and marketing firm for the development. The gross monthly rents for the 285 market rate residences start around $2,000 per month. Stella is built to Enterprise Green Communities efficiency standard, including Energy Star appliances, Zero-VOC interior paints, LED light fixtures, and water- conserving plumbing fixtures.

Work is progressing on Eastlight, a 34-story, 388-foot-tall condominium building in Manhattan’s Kips Bay. Designed by CetraRuddy Architecture and developed by 200 East 34th LLC, which is listed as the owner on permits, the 135,094-square-foot project will yield 144 condominiums and 2,992 square feet of commercial space on the lower levels. The site is located at 501 Third Avenue, at the corner of Third Avenue and East 34th Street and is alternately addressed as 200 East 34th Street. Alongside the recent launch of the building’s website, the 4,600-square-foot sales gallery is also now open on the 29th floor of 475 Park Avenue South.
