Construction Underway on Ground Floor of Supertall 35 Hudson Yards

Construction is now underway on the ground floor of 35 Hudson Yards, the 72-story, 1,046,332-square-foot mixed-use building under development at the corner of Eleventh Avenue and West 33rd Street in the Hudson Yards District. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The 1,009-foot-tall tower will contain retail space on the ground, second, fourth, and fifth floors, followed by office space on the eighth through 13th floors, a 217-key Equinox hotel on the 15th through 29th floors, and 137 condominium units on the 31st through 70th floors. Equinox will move their global headquarters into the office portion and will open a 60,000-square-foot fitness club in the building. Related Companies and Oxford Properties Group are the developers, and Skidmore, Owings & Merrill is the architect. Completion is expected in 2019. The developers recently negotiated the project’s $2 billion capitalization, which includes $1.2 billion of debt, Real Estate Weekly reported.


Marine Terrace

Developer Plans Two-Building, 53-Unit Affordable Housing Expansion of Marine Terrace Complex, Astoria

Related Companies is planning to build two new residential buildings, with a combined total of 53 units, along 20th Avenue on the northern edge of the Marine Terrace affordable residential complex, in the Ditmars section of northern Astoria. Marine Terrace is a 444-unit development comprised of seven three-story buildings, DNAinfo reported, which Related acquired for $121 million in June. It’s bound by 21st Street, Shore Boulevard, and 20th and 21st avenues. The 53 new residential units will spread across three- and four-story buildings. All of the units will be rented at below-market rates to veterans, although 20 percent will be specifically geared towards homeless veterans. The new buildings will replace two existing single-story parking garages. In addition, Related will renovate the rest of the 444-unit Marine Terrace complex. It will get an additional 5,400 square feet of community space, and amenities including a fitness center, a computer lab, a lounge, laundry facilities, and a nurse’s office. All but three apartments in Marine Terrace, which range from one- to three-bedrooms, receive Section 8 assistance. Grounbreaking for the new construction components is expected in 2017.


520 West 30th Street

33-Story, 179-Unit Mixed-Use Project Nears Topping Out at 520 West 30th Street, Chelsea

The 33-story, 179-unit mixed-use building under development at 520 West 30th Street, in West Chelsea, is now a few floors from topping out, as seen in photos posted to the YIMBY Forums by user robertwalpole. The project has grown by roughly 25 stories since YIMBY’s last update in April, when the structure was four stories in height. Façade installation is also underway. The latest building permits indicate it will eventually encompass 315,586 square feet and stand 367 feet in height. The ground floor will host 13,219 square feet of commercial-retail space. The residential units above should average 1,250 square feet apiece, and since the building will have a leasing office, the apartments will presumably be rentals. Amenities include a basketball court, a children’s play room, a lounge with a “glam room,” a swimming pool, a bowling alley with a party room, storage for 92 bikes, a parking garage on the ground and second floors, and outdoor terraces on the fourth and 30th floors. Related Companies is the developer and Ismael Leyva Architects is the architect. Completion is expected in 2017.


520 West 28th Street

Façade Being Installed On 11-Story, 39-Unit Mixed-Use Project At 520 West 28th Street, West Chelsea

Work is well underway to install the curtain wall on the 11-story, 39-unit mixed-use building under development at 520 West 28th Street, in West Chelsea. The construction progress can be seen thanks to photos taken by ILNY/NYConstructionPhoto (h/t Curbed NY). The building, encompassing 188,696 square feet, was designed by the late Zaha Hadid, who also fashioned the yet-to-be revealed design for another condominium project at 220 11th Avenue, two blocks south. At 520 West 28th Street, the ground floor will host 11,183 square feet of commercial-retail, followed by 39 condominiums on the floors above. On average, the apartments should measure 3,533 square feet. Amenities include a 75-foot-long pool, a private IMAX theater, a spa suite, an entertainment room, a fitness center, private residential storage space, a garden near the lobby, and an automated 11-car parking garage in the cellar. Related Companies is the developer and Ismael Leyva Architect is the architect of record. The structure topped out earlier this year and completion is expected later this year.


456 Washington Street

Construction Complete on 11-Story, 106-Unit Luxury Rental Building at 456 Washington Street, TriBeCa

Since last fall, when façade work was wrapping up, construction on the 11-story, 106-unit residential building at 456 Washington Street, located on the corner of Watts Street in TriBeCa, has finished. The new building encompasses 186,054 square feet and is home to 106 luxury rental apartments, 22 of which will rent at below-market rates through the housing lottery. The apartments, averaging 1,330 square feet apiece, range from studios to five-bedrooms.
