Construction is complete on Vital Brookdale, a 160-unit affordable and supportive housing development at 535 East 98th Street in Brownsville, Brooklyn. The development team for Vital Brookdale includes Smith & Henzy Affordable Group and The New York Foundling, a non-profit agency founded in 1869 that provides foster care, mental health services, educational programs, and a litany of community support services across the New York City region.

Construction is now underway at 1366 East New York Avenue, a 72-unit affordable housing project in Brownsville, Brooklyn. The project will debut as The Rise, and is being developed in partnership by Xenolith Partners, the Women’s Prison Association, and the Brownsville Partnership.

The affordable housing lottery has launched for 110 Thatford Avenue, a five-story mixed-use building in Brownsville, Brooklyn. Designed by M.S. Savani Architect and developed by Kulwant Singh, the structure yields 23 residences and 13 parking spaces. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $215,150.

Developers and city officials recently joined to celebrate the start of construction on a dual-building affordable housing complex in Brownsville, Brooklyn. The development site is located on Newport Street between Thatford and Rockaway Avenues and will debut as Bridge Rockaway.

Four-Story, 62,000-Square-Foot Storage Facility Filed at 163 Sackman Street, Brownsville

SNL Storage has filed applications for a four-story, 61,951-square-foot storage facility at 163 Sackman Street, located on the corner of East New York Avenue in Brownsville. The facility will contain 33,324 square feet of commercial storage units across four above-grade levels and two bel0w-grade levels. Accessory offices will be located on the ground floor, and two parking spaces and two loading berths will facilitate the transport process. Jack Wilbern’s Virginia-based architecture firm Butz • Wilbern is the architect of record. The 16,667-square-foot corner site is currently vacant. The Broadway Junction stop on the A, C, J, L, and Z trains is six blocks away.

13-Story, 188-Unit All-Affordable Residential Building Planned At 401 Dumont Avenue, Brownsville

In addition to projects in Fort Greene and Mott Haven, the New York City Housing Authority has released plans for a 13-story, 188-unit all-affordable residential building at approximately 401 Dumont Avenue, located within the Van Dyke Houses complex in Brownsville. The new building, being dubbed Dumont Commons, will rent at below-market rates to individuals and families making 30 to 60 percent of area median income (AMI), according to the New York Times. The project will include an urgent care medical facility, a wellness center, and a daycare-like community facility. Dunn Development is the developer and has ground-lease the site, currently a parking lot, from the city for 60 years. Construction is expected to begin in 2017.

Four-Story, Six-Unit Mixed-Use Building Filed At 98 Thatford Avenue, Brownsville

Maspeth-based Aasrah Holdings Corp. has filed applications for a four-story, six-unit mixed-use building at 98 Thatford Avenue, in Brownsville, located 10 blocks south of the Rockaway Avenue Station on the A/C trains. The new structure will measure 8,500 square feet and will include 2,000 square feet of ground-floor retail space. Two per floor, the residential units begin on the second floor and should average 750 square feet apiece, indicative of rental apartments. Akeeb Shekoni’s Jamaica-based Askon Architects is the architect of record. The 25-foot-wide, 2,502-square-foot lot is currently vacant.

Development in Brownsville is starting to pick up, and it might have something to do with the big rezoning set to transform East New York next door. Today we’ve come across plans for a seven-story hotel at 120 Thatford Avenue, between Pitkin and Belmont avenues.

Five-Story, Seven-Unit Mixed-Use Building Filed At 25 Legion Street, Brownsville

Property owner Moisey Suleymanov, doing business as Queens-based M&C Organization Inc., has filed applications for a five-story, seven-unit mixed-use building at 25 Legion Street, in Brownsville, located seven blocks from the Sutter Avenue – Rutland Road stop on the 3 train. The new building will encompass 12,000 square feet and will include 3,212 square feet of commercial-retail space on the ground floor. There will be two units per floor on floors two through four and a single unit on the top level. The apartment units should average a family-sized 1,017 square feet apiece and the project will be topped by a roof deck. Brooklyn-based Dmytro Chornobryvets is the architect of record. An existing two-story brick rowhouse must first be demolished.
