Eight-Story, 141-Unit Mixed-Use Building Rises at 504 Myrtle Avenue, Clinton Hill

In December of 2014, YIMBY reported on applications for an eight-story, 141-unit mixed-use building at 504 Myrtle Avenue, in northern Clinton Hill, and then renderings were revealed of the project in 2015. Now, construction is underway on the second floor of the structure, according to the Myrtle Avenue Brooklyn Partnership. The new building will measure 113,898 square feet, of which 20,023 square feet of space on the ground floor will be used for retail. Twenty-eight of the apartments will rent at below-market rates through the housing lottery, and building’s amenities include a 95-car parking garage in the cellar, a fitness center, and an outdoor terrace on the second floor. Silverstone Property Group and Madison Capital Realty are the developers, and HTO Architects is behind the design. Completion can probably be expected in 2017.

Four-Story, Six-Unit Mixed-Use Project Tops Out at 491 Myrtle Avenue, Clinton Hill

In August of 2015, renderings were revealed of the four-story, six-unit mixed-use building planned at 491 Myrtle Avenue, in northern Clinton Hill, located four blocks from the Clinton-Washington Avs stop on the G train. The 7,089-square-foot project has since topped out at 58 feet above street level, according to the Myrtle Avenue Brooklyn Partnership. The ground and cellar levels will contain 1,228 square feet of retail space, followed by residential units, averaging 623 square feet apiece, on the floors above. The two rental apartments on the fourth floor will feature space in a set-back penthouse, and amenities include bike storage and a laundry. Yehuda Mor, doing business as an anonymous LLC, is the developer, and Issac & Stern Architects is behind the design. Completion can probably be expected later this year.

Seven-Story, 22-Unit Mixed-Use Building Tops Out at 525 Myrtle Avenue, Clinton Hill

In July of 2014, FBS Realty, doing business as Jackson Heights-based Manhasset Homes USA, filed applications for a seven-story, 22-unit mixed-use building at 525 Myrtle Avenue, in northern Clinton Hill, located six blocks from the Clinton-Washington Avs stop on the G train. The 26,688-square-foot structure has now topped out, according to the Myrtle Avenue Brooklyn Partnership. The ground floor will feature 2,143 square feet of retail space – to be sold as a single retail condo – and a 512-square-foot doctors office. The residential units, which begin on the second floor, should average 777 square feet apiece. Jamaica-based Gerald Caliendo is the architect of record. Completion can be expected closer to 2017.

Five-Story, 27-Unit Mixed-Use Project Gets Glassy at 533 Myrtle Avenue, Clinton Hill

Back in December of 2014, Brownstoner revealed renderings of the planned five-story, 27-unit mixed-use building at 533 Myrtle Avenue (a.k.a. 531 Myrtle Avenue), in Clinton Hill. Now, the project has topped out and curtain wall installation is underway, according to the Myrtle Avenue Brooklyn Partnership. There will be 5,868 square feet of commercial-retail space on the ground and cellar levels. The residential units will begin on the second floor and should average 684 square feet apiece, indicative of rental apartments. Amenities include bike storage space, a fitness center, a refuse room, and a 982 square-foot rooftop terrace. Greystone Property Development is the developer and AB Architekten is behind the design. Completion can probably be expected later this year.
