Architectural firm Dache Design, doing business as an anonymous Montauk, N.Y.-based company, has filed applications for a three-story, single-family townhouse at 50 Clifton Place, located at the corner of Grand Avenue in Clinton Hill. It will measure 3,238 square feet, of which 2,375 square feet will be utilized as living space. The townhouse will be topped by a roof terrace. Nikolai Katz’s Battery Park City-based architectural firm is the architect of record. The 25-foot-wide, 2,500-square-foot property is currently vacant. The new building must be approved by the Landmark Preservation Commission, as the site sits within the Clinton Hill Historic District.
Adrian Devenyi, doing business as an anonymous Long Island-based LLC, has filed applications for a four-story, single-family townhouse at 311 Vanderbilt Avenue, in Clinton Hill. The structure will measure 8,975 square feet, of which 5,618 square feet will be utilized as livable residential space. The townhouse will include a fitness center, a laundry room, and storage space in the cellar, followed by a single-car garage on the ground floor. Residential space will fill the rest of the ground floor and the second through fourth floors. The structure will be topped by a roof terrace and solar panel equipment. Brooklyn-based Ramona Albert Architecture is the architect of record. The 15-foot-wide, 2,730-square-foot block-thru lot is vacant on the Vanderbilt Avenue side, but occupied by a three-story townhouse on the other side at 312 Clinton Avenue. The property sits within the Clinton Hill Historic District, which means the Landmarks Preservation Commission must approve the new building’s design.
Brooklyn-based Candor Capital has filed applications for a four-story, four-unit residential building at 476 Washington Avenue, in southern Clinton Hill. The structure will measure 6,533 square feet and its full-floor residential units should average 1,250 square feet apiece, which means condominiums are in the works. The bottom unit will feature additional space in the cellar, while the top one will boast a roof deck. Boaz Golani’s Brooklyn-based Beam Group is the architect of record. The 25-foot-wide, 2,500-square-foot lot is currently occupied by a dilapidated three-story townhouse that has been neglected for over a decade. Demolition permits haven’t yet been filed. Since the site is located within the Clinton Hill Historic District, the Landmarks Preservation Commission will have to approve both the demolition of the existing structure and the design of the new one. The Clinton-Washington Avenues stop on the A/C trains is two blocks away.
Since topping out earlier this year, façade installation has been the focus at the seven-story, 48-unit mixed-use project under development at 500 Waverly Avenue, located on the corner of Fulton Street in southern Clinton Hill. Progress on the exterior can be seen thanks to a photo taken by Tectonic. The latest permits indicate the new building, dubbed Waverly Brooklyn, measures 62,719 square feet. On the ground floor will be 7,568 square feet of retail space, followed by 48 condominium above. The apartments should average 975 square feet apiece and will range from studios to four-bedrooms. Amenities include a 33-car underground garage, private residential storage units, a fitness center, a lounge featuring a library, media center, and pantry, landscaped terraces on the second floor and rooftop, and bike storage. Orange Management is the developer and Gerner, Kronick & Valcarcel is the architect. Completion is expected later this year.
Construction is wrapping up on the eight-story, 16-unit mixed-use building under development at 596 Washington Avenue (a.k.a. 863 Atlantic Avenue), in southern Clinton Hill. The structure measures 13,103 square feet. It will host 1,165 square feet of ground-floor retail space, followed by seven floors of rental apartments above. The apartments should average 727 square feet apiece, and some of them will be duplexes. Amenities include laundry facilities, storage for bikes, and a common rooftop recreational area, and all of the apartments feature some form of private outdoor space. Jacob Shwimmer’s CGS Builders is the developer and Christopher Dierig’s Midtown South-based S3 Architecture is the behind the design. Occupancy can probably be expected in the next few months. The project has largely escaped the media’s spotlight and has risen quietly since crews broke ground back in October of 2014.
