Eight-Story, 17-Unit Residential Conversion Approved At 350 Henry Street, Cobble Hill

Back in June, YIMBY reported on filings to convert the eight-story Polhemus Building at 350 Henry Street, in Cobble Hill, into 17 residential units. Since the building is landmarked, approval from the LPC is required, and according to Brooklyn Daily Eagle, plans have received the green light. The units will likely be condos, averaging a spacious 2,520 square feet apiece in the 43,187 square-foot structure. Fortis Property Group is developing, and BKSK Architects is designing.

Last week, YIMBY reported on the first permits for a new building coming to 70 Atlantic Avenue, in Cobble Hill, at a site formerly known as 339 Hicks Street. It currently houses a building for Long Island College Hospital, but that will soon be demolished to make way for an NYU Langone Ambulatory Care Clinic, which we can now reveal.

Now that a judge has finalized the sale of Cobble Hill’s Long Island College Hospital to Fortis Property Group, the developer has wasted no time in filing plans for a new emergency center. New building applications surfaced on Friday for a new five-story medical building at 70 Atlantic Avenue, on the corner of Hicks Street.

JMH Development and Madison Estates just won Landmarks approval to transform the Brooklyn Heights Cinema into apartments, but their first project to rise in a historic district was the Townhouses of Cobble Hill, at 110-126 Congress Street. The development’s five new townhouses are inching toward completion, and renovations seem to have finished at the four 19th century Greek Revival homes.

Fortis Property Group, the owner of the Long Island College Hospital complex at 339 Hicks Street, in Cobble Hill, has proposed redeveloping the properties into 820 residential units, retail, and a medical treatment center, per Curbed. The 1 million square-foot-plus project includes 16-, 20-, 30- and 40-story towers, as well as seven new townhouses, and would require ULURP approval. A large amount of park space is also included, and FXFOWLE is designing.

Landmarks Commission Not Ready To Approve New Building At 112 Atlantic Avenue

On Tuesday, the New York City Landmarks Preservation Commission, heard a proposal to build a four-story residential building in Cobble Hill, but did not give it the go-ahead. The concept for 112 Atlantic Avenue (at the corner of Henry Street) has eight residential units, plus commercial space and a nine-car automated parking garage entrance on the ground floor (with the actual parking spaces being located on the cellar level). The commercial space would require a variance from the Board of Standards and Appeals.
