8 Court Square’s Façade Takes Shape in Long Island City, Queens

Façade installation is progressing on 8 Court Square, a 20-story residential building at 27-10 44th Drive in Long Island City, Queens. Designed by Hill West Architects and developed by 25-34 Jackson Avenue Property Owner LLC, the 224-foot-tall structure will yield 157 units spread across 107,377 square feet and 10,170 square feet of retail space. Cauldwell Wingate Company is the general contractor for the property, which is bound by Jackson Avenue to the northwest, 44th Drive to the northeast, and Thomson Avenue to the west and south.

Permits Filed for 45-19 Davis Street in Long Island City, Queens

Permits have been filed for a 21-story mixed-use building at 45-19 Davis Street in Long Island City, Queens. Located near the intersection of Davis Street and Jackson Avenue, the interior lot is closest to the Court Square subway station, serviced by the 7 and G trains. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications.

Queens’ Possible New Tallest Tower Proposed for 27-48 Jackson Avenue in Long Island City

Queen’s tallest building could potentially be joining the crop of skyscrapers around Court Square in Long Island City. With a structural height of 811 feet, the tower proposed for 27-48 Jackson Avenue has filed for obstruction evaluation from the Federal Aviation Administration given its proximity to LaGuardia Airport and the surrounding navigable airspace. The proposal was filed on February 25th, no construction permits have yet been filed with the NYC Department of Buildings.

Renovation and Expansion Progressing at 45-18 Court Square in Long Island City, Queens

Work is moving along at 45-18 Court Square in Long Island City, Queens, where a former industrial building is being restored and receiving a six-story addition with multiple wings. Designed by Perkins + Will and developed by King Street Properties, Newmark Knight Frank, and GFP Real Estate, the property will provide space for a life science facility called Innolabs. All sections of the expansion appear to now be topped out.

Developers are one step closer to breaking ground on a new eight-story office building in the Little Italy section of Manhattan following a positive review of an Environmental Assessment Statement by the New York City Department of City Planning. Located at 23-35 Cleveland Place, the structure will reportedly support a sanctuary and breeding ground for monarch butterflies on the roof of the building.

NYC Parks Department Reveals Preliminary Renderings of Court Square Park Modernization Project in Long Island City

On October 27, the Landmarks Preservation Commission will review proposals from the New York City Parks Department to modernize public spaces within Court Square Park in Long Island City. Because the park grounds surround the historic Queens County Court House building constructed between 1872 and 1876, the Parks Department will need a certificate of appropriateness from the LPC.

Twelve years after its initial proposal, Star Tower at 27-17 42nd Road in Long Island City is finally approaching completion. In 2007, the 26-story, 184-unit tower was slated to star as the tallest and largest apartment development in the Court Square District. Today, the building gets lost amid the newly emerged constellation of high-rises, yet a series of design transformations have produced a final product far superior to the original. The finely crafted façade, designed by JDS Architects, projects a refined modernism and balances contextual reference to its glass-walled neighbors with subtle stylistic expression.

Located off Jackson Avenue, the through lot is one block south of the Court Square subway station, serviced by the 7, E, M, R, and G trains. Long Island City is set to become a hub for office development in the outer boroughs. While some builders hope to put up massive commercial towers like One Court Square, others are creating office space in the neighborhood’s warehouses and loft buildings. One developer, Caerus Group, decided to convert and expand a two-story industrial building at 11-20 46th Road, a few short blocks from Court Square.

The nine-story project at 42-50 27th Street is well on its way to joining Court Square’s impressive roster of new residential properties, which are transforming Long Island City beyond recognition. At the moment, the concrete frame is complete, metal stud framing is installed along the lot walls, and scaffolds wrap the structure in preparation for exterior work. Ampiera Group is developing the 32-unit project, and My Architect PC is designing it.
