Plans Announced for 500-Unit Housing Development in Stapleton, Staten Island

Last week, Mayor Eric Adams and New York City Economic Development Corporation President and CEO Andrew Kimball announced that Manhattan-based construction firm Artimus and the Phoenix Realty Group will lead the construction and development effort for the New Stapleton Waterfront, an upcoming mixed-income residential complex on two vacant parcels of land in Stapleton, Staten Island. Designed by GF55 Architects, the development will yield 500 units with around 25 percent designated as affordable housing for families earning between 40 and 80 percent of the area median income (AMI). The project, which is set to become the largest mass timber residential development in New York City, is situated between Front Street and the Stapleton waterfront.

The Pearl, a new 270-unit affordable housing development, has completed construction and yesterday celebrated its ribbon cutting at 475 Bay Street in Stapleton, Staten Island. Developed by BFC Partners and Selfhelp Realty Group, the 12-story building boasts 138 apartments specifically reserved for formerly unhoused seniors with on-site supportive services, as well as retail space. It was designed by GF55 Architects, and cost approximately $155 million to build.

The affordable housing lottery has launched for Water’s Edge, a seven-story residential building at 5 Stuyvesant Place in Saint George, Staten Island. Designed by Issac & Stern Architects and developed by Brooklyn B Company Group, the structure yields 77 residences. Available on NYC Housing Connect are 23 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $82,115 to $218,010.

The affordable housing lottery has launched for Harborview Senior Apartments, a three-story residential building at 80 Scarboro Avenue in Shore Acres, Staten Island. Designed by Stanley M. Krebushevski, the structure yields 72 residences. Available on NYC Housing Connect are 31 units for residents at 80 to 130 percent of the area median income (AMI), ranging in eligible income from $56,538 to $218,010.

New York City Mayor Eric Adams and officials from the Department of Design and Construction and the Department of Parks and Recreation recently celebrated the groundbreaking of the Mary Cali Dalton Recreation Center in Tompkinsville, Staten Island. Designed by Ikon.5 Architects, the $92 million project is Staten Island’s first recreation center in over 14 years and is a cornerstone of Mayor Adams’ Staten Island North Shore Action Plan, which aims to create 20 acres of public space, new jobs, and foster housing development in the area.

Staten Island’s ‘West Brighton’ NYCHA Complex to Receive $100M in Facility Upgrades

The New York City Housing Authority has partnered with BFC Partners, CB Emmanuel Realty, and non-profit organization Catholic Homes New York to complete $100 million in capital improvements at the West Brighton residential campus in Staten Island. Known formally as West Brighton I and II, the scope of work will impact more than 1,400 residents or 574 apartments spread across 14 buildings.
