Seven-Story, 10-Unit Mixed-Use Building Filed At 65-27 Roosevelt Avenue, Woodside

Property owner Shahida Khan has filed applications for a seven-story, 10-unit mixed-use building at 65-27 Roosevelt Avenue, in Woodside, a stone’s throw away from the 7 train’s stop at 69th Street. The development will measure a total 10,833 square feet, and will include 1,715 square feet of ground-floor retail and 1,512 square feet of community facility on the second floor. Residential units above will average 761 square feet apiece, indicative of rentals. Flushing-based Ling Li is the architect of record, and a dilapidated two-story building must first be demolished.

Four Stories, Six Residential Units Planned At 41-10 69th Street, Woodside

Jiang Xiang Gao, operating under an anonymous LLC, has filed applications for two four-story, multi-family residential buildings at 41-10 – 41-12 69th Street, in southern Woodside, two blocks south of the 7 train’s stop at 69th Street. The development will total six residential units — three in each building — spread across 6,640 square feet, which means apartments will average 1,107 square feet apiece. Robert Lin’s Flushing-based A&T Engineering is the applicant of record, and demolition permits for the existing two-story house were filed in August.

Community Church At 68-03 Roosevelt Avenue Building Six-Story Facility, Woodside

The Universal Church has filed applications for a six-story, 63,340 square-foot place of worship at 68-03 Roosevelt Avenue, in Woodside, right under the 69th Street stop on the 7 train. The building will include classrooms, rectory units, and multi-purpose rooms, and will occupy a large portion of the block. Mothusi Phometsi, of M3G Design, is the architect of record, and the church’s existing single-story building must first be demolished.

Three More Two-Family Building Projects Filed In Queens

Last week brought Queens applications for three more two-family building projects, further steadying the stream of small scale housing development in the relatively suburban outer borough. Small projects like these haven’t been a popular form of new housing since the mid-2000’s, but they are penciling out for local developers post recession.
