Foundation Work Progresses at 1487 First Avenue on Manhattan’s Upper East Side

Foundation work is progressing at 1487 First Avenue, the site of a 35-story residential building on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property for $73.5 million in early 2022 from local developer Robert Chou, the 404-foot-tall structure will yield 206 condominium units, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.

Closings Begin at Claremont Hall in Manhattan’s Morningside Heights

Recently developers Lendlease, Daiwa House, and LMXD, an affiliate of L+M Development Partners, announce condominium closings at Claremont Hall. The 41-story mixed-use condominium tower was designed by Robert A.M. Renovation and Expansion Work Progresses on 125 Barclay Street in Tribeca, Manhattan

Expansion and and renovation work is progressing on 125 Barclay Street, an 11-story commercial building in Tribeca. Originally constructed in 1932 as the World Telegram Building, the 280,000-square-foot structure is undergoing an overhaul that involves the replacement of its brick envelope with a modern glass curtain wall, the full gutting of the interiors and restoration of the terracotta flooring, and the construction of an 11th story above the current parapet.

Work Resumes on Sir David Adjaye’s Studio Museum of Harlem at 144 West 125th Street in Harlem, Manhattan

Construction is progressing on The Studio Museum of Harlem, a new six-story home for the cultural institution at 144 West 125th Street in Harlem, Manhattan. Designed by Sir David Adjaye of Adjaye Associates with Cooper Robertson & Partners as the architect of record, the 82,000-square-foot structure will feature expanded gallery and exhibition space for more than 2,000 objects, multiple lecture halls, a roof deck, a café, and retail space. Sciame Construction LLC and McKissack & McKissack are the construction managers for the property, which is situated on an interior lot between Malcolm X Boulevard to the east and Adam Clayton Powell Jr. Boulevard to the west.

335 Bond Street Awaits Construction in Gowanus, Brooklyn

Demolition work is complete at the site of 335 Bond Street in Gowanus, Brooklyn. Plans call for a new 155-foot-tall, 14-story residential building spanning 77,383 square feet, with 68,106 square feet designated for residential space, 4,644 square feet for manufacturing space, and 4,633 square feet for commercial space. There will be a total of 73 residences, each averaging 932 square feet apiece, and a 30-foot long rear yard. An affordable housing segment was last reported, though an exact number has yet to be disclosed. Studio V Architecture is listed as the architect of record, Robert Slinin is listed as the owner behind the permit applications, and Alba Services Inc. is the demolition contractor for the address, which is located by the intersection of Carroll and Bond Streets, and sits directly west of the Gowanus Canal.
