YIMBY’s 2021 Q2 and Q3 Report Reveals 19,052 New Residential Unit Filings from April through September

The figures for new Department of Building project filings in New York City for the second and third quarter of 2021 are in, and the results are positively impressive. During the half-year period spanning April through September, builders have filed new permits for a total of 1,023 buildings, which range from skyline-altering skyscrapers to humble single-car garages. The total volume of these proposals adds up to 21,111,222 square feet, much of which will be residential space. Upon completion, the buildings will add a combined 19,052 residences, an impressive number even if it still falls short of the city’s dire need for new housing. YIMBY Scopes Views From SHoP’s Topped-Out ‘Brooklyn Tower’ at 9 DeKalb Avenue in Downtown Brooklyn

Construction has topped out on the newly renamed Brooklyn Tower, a 93-story supertall skyscraper and the tallest structure in the Outer Boroughs at 9 DeKalb Avenue in Downtown Brooklyn. Designed by SHoP Architects and developed by JDS, the 1,066-foot-tall tower will yield 550 residences, with 150 for purchase and 400 rentals with 30 percent of which reserved at affordable housing rates, as well as a 100,000-square-foot retail podium bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, and DeKalb Avenue to the south. The project also includes the refurbishing and re-purposing of the landmarked Dime Savings Bank of Brooklyn, which is being incorporated into the podium. Douglas Elliman is the exclusive marketing, sales, and leasing agent.

One Madison Avenue’s Renovation and Expansion Progresses in The Flatiron District, Manhattan

Work continues to progress on One Madison Avenue, a 1.4-million-square-foot, 27-story office tower expansion in Midtown, Manhattan’s Flatiron District. Designed by Kohn Pedersen Fox and developed by SL Green, the project involves the construction of a steel-framed structure atop the current eight-story building, which was partially demolished and is in the process of being excavated and gutted. The property takes up a full block bound by East 23rd and 24th Streets and Madison Avenue and Park Avenue South, and sits directly adjacent to the 112-year-old Metropolitan Life Insurance Company Tower. The developers, which also include the National Pension Service of Korea and Hines, successfully acquired $1.25 billion in construction financing and are aiming to achieve both WELL and LEED Gold certification, as well as incorporating state-of-the-art HVAC and circulation systems to improve interior air quality and overall cleanliness. AECOM Tishman is serving as the general contractor.

Permits Filed for a Two-Tower Development at 495 11th Avenue in Midtown West, Manhattan

Permits have been filed for 495 Eleventh Avenue, a pair of mixed-use residential skyscrapers atop of a five-story podium in Midtown West, Manhattan. Located between West 39th and 40th Streets, the two towers will stand 680 feet tall and 57 stories, and 653 feet tall and 56 stories. NYC Economic Development Corporation is listed as the owner behind the applications.

New Renderings Released for RAMSA’s Claremont Hall at 100 Claremont Avenue in Morningside Heights, Manhattan

YIMBY has an exclusive new set of exterior renderings for Claremont Hall, a topped-out 41-story residential and academic tower at 100 Claremont Avenue in Morningside Heights. Designed by Robert A. M. Stern Architects with SLCE Architects as the architect of record and developed by L&M Development Partners, Daiwa House Texas, Inc., and Lendlease, the 354,000-square-foot structure will yield 165 condominiums as well as institutional offices, faculty housing, and classrooms for Union Theological Seminary. Beyer Blinder Belle is handling the renovations of Union Theological Seminary’s Hastings Hall, where students currently reside. Claremont Hall is situated by the corner of Claremont Avenue and West 122nd Street, directly across from Riverside Church, and the tower is being built by Lendlease Construction with the use of air rights from the seminary.
