Permits have been filed for a seven-story mixed-use building at 45-28 21st Street in Long Island City, Queens. Located between 45th Road and 46th Avenue, the lot is near the Court Square-23rd Street subway station, serviced by the E and M trains. Century Development Group is listed as the owner behind the applications.
The proposed 75-foot-tall development will yield 40,252 square feet, with 29,967 square feet designated for residential space and 10,285 square feet for commercial space. The building will have 36 residences, most likely rentals based on the average unit scope of 832 square feet. The concrete-based structure will also have a cellar, a 41-foot-long rear yard, and 11 open parking spaces.
Lu Ning Architecture is listed as the architect of record.
Demolition permits have not been filed yet. An estimated completion date has not been announced.
