711 Seventh Avenue Approaches Topping Out in Times Square, Manhattan

Construction is nearing topping out on 711 Seventh Avenue, a 32-story hotel tower in Times Square. Designed by Gene Kaufman Architect and developed in a joint venture between general contractor Flintlock Construction Services and Atlas Hospitality under the 711 Seventh Hotel Associates LLC, the 343-foot-tall structure will yield 400 guest rooms under IHG Hotel & Resorts’ VOCO brand. The property is alternately addressed as 170 West 48th Street and is rising on an L-shaped parcel with frontage along Seventh Avenue and West 48th Street.

The reinforced concrete superstructure has ascended steadily since our last update in late March, when the building had just begun to emerge above the sidewalk shed. Recent photos show the structure already closing in on its parapet, with only a handful of floors left to form, and the glass curtain wall following closely behind on the northern and western elevations. Based on the pace of progress, 711 Seventh Avenue will likely top out before the end of summer.

The façade consists of floor-to-ceiling glass and beige mullions.

The rendering in the main photo previews the completed look of the building, which features two blank lot line walls on the northern and western elevations where the structure surrounds a low-rise holdout on the corner of the block. These faces are shown covered in gray EIFS paneling. The ground floor has two storefronts enclosed with tall windows and a large billboard sits atop the podium on the western side facing Times Square. The upper levels appear to feature balconies and terrace spaces.

Construction is being financed with the help of a $120 million loan brokered by Beach Point Capital Management.

The nearest subways from the development are the N, R, and W trains at the 49th Street station on Seventh Avenue and the 1 train at the 50th Street station on Broadway.

711 Seventh Avenue is anticipated to be completed in December 2025, as noted on site.

    This block of hotels reminds me a little of New York, NY in Las Vegas. Obviously not the iconic towers, just the fact that one architect has developed all these hotels designed to look like distinct buildings.

  2. For once, a hideous new building that fits right in with the hideous buildings around it.

  3. The over-building in Times Square is getting critical and the mediocrity of the new buildings totally tells you what are the priorities of the builders.

  4. Another fugly Kaufman failure of a building. The real shame of this one is its prominence on an avenue. Shameless.

  5. I would not classify what Mr. Kauffman has done as “design.” More apt is “Stacking.” This building was stacked by Gene Kauffman who, in a burst of creativity, put a little terrace-y sort of thing on the top. If I were he, I wouldn’t be taking any kind of credit for it.
