LPC To Review Buttermilk Labs Proposal for Building 301 On Governors Island

The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for the redevelopment of Building 301, located at 301 Comfort Road on Governors Island. The project, named Buttermilk Labs, aims to transform the currently vacant structure into a 23,000-square-foot hub dedicated to climate-focused businesses and non-profits. Plans assembled by AYON Studio include office spaces, research areas, classrooms, and public convening spaces, along with workforce training programs designed to create job opportunities in underserved communities.

The project will be led by North River Company and BJH Advisors, selected through a public competitive request for proposals. Buttermilk Labs is designed to achieve LEED Gold certification and will be entirely electric. A year-round public café is also planned to serve the island’s visitors and workforce.

The proposal also outlines modifications to the historic building’s entrances, including updates to the main building’s north and south entrances, as well as entrances to the west and north wings. Existing conditions have been documented, and proposed changes aim to modernize the structure while maintaining its historic integrity.

301 Comfort Road is located a short walk from the Yankee Pier, served by the South Brooklyn Ferry.

The LPC is scheduled to review the proposal on March 4. If approved, construction is expected to begin in the spring of 2025.
