The New York City Landmarks Preservation Commission (LPC) is set to review a proposal for restoration and alteration work at 432 Hudson Street, a four-story, four-unit residential building in West Village, Manhattan. Designed by Peter Pennoyer Architects, the project calls for the restoration of its front façade, replacement of the shopfront, rear yard modifications, and the construction of a rooftop bulkhead. The property is located between Morton Street and St. Lukes Place.
Key elements of the project include the removal of the existing fire escape and deteriorated façade elements, the installation of new wood double-hung windows, and the reconstruction of cast “brownstone” lintels and sills. The storefront will be rebuilt in a Victorian style, based on historic precedents, and will retain original cast iron columns. A new stair bulkhead will be added to the roof, along with code-required green roof areas, mechanical equipment, and rooftop safety railings. The rear elevation will be reconstructed, and a new second-floor extension and cellar excavation are proposed.
The scope of materials includes brick restoration, a new sheet metal cornice, and zinc-coated copper cladding on the rooftop addition. At the rear, new Glen-Gery brick and brownstone detailing are proposed, with windows and pergola elements painted in specified Sherwin-Williams colors. The project also includes necessary work to address long-term water infiltration, structural deficiencies, and masonry failure at the rear and side walls.
Transit nearby 432 Hudson Street includes the Christopher Street–Sheridan Square station, served by the 1 train, as well as the West 4th Street–Washington Square station, served by the A, C, E, B, D, F, and M trains.
The LPC will hold a public hearing for the proposals on January 13.
