Construction is nearing completion on Paragon LIC, a 23-story residential building at 45-40 Vernon Boulevard in Long Island City, Queens. Designed by Archimaera and developed and built by ZD Jasper, the 262-foot-tall structure spans 192,500 square feet and yields 182 condominium units, down from the 226 units listed in filings. The project will also include ground-floor retail space and a public waterfront park. The property is located between 45th Road and 46th Avenue.

Façade installation has drawn to a close since our last update in November 2025, when the reinforced concrete superstructure had just topped out. The tower is set back 80 feet from Vernon Boulevard behind the restored factory, its massing composed of staggered, double-height balcony boxes in copper-toned projecting frames that reference the site’s industrial past. The frames extend further at the northern end of the eastern profile and both ends of the northern face, forming terraces lined with glass railings, and the structure culminates in a glass-clad crown with vertical bronze fins.

Residences range from studios to four-bedroom layouts. Amenities include a roof terrace with barbecue grills beneath a solar canopy, a sky lounge, an outdoor pickleball court, a golf simulator, and a karaoke room.

Occupancy at Paragon LIC is slated to begin this fall, with completion anticipated by the end of the year.
