Construction has topped out on The Marq, a 25-story residential building at 126 Lafayette Street in Soho, Manhattan. Designed by Marvel and developed by High Street Residential, the residential subsidiary of Trammell Crow Company, the 273-foot-tall structure will span approximately 108,000 square feet and yield 99 rental units. The project will also include 2,072 square feet of ground-floor retail space. Twenty-five of the homes will be reserved for affordable housing at a blended 60 percent of area median income (AMI). The property was formerly referred to as 130 Lafayette Street and is located between Howard and Canal Streets.
The reinforced concrete superstructure has been built to its bulkhead since our last update in early July, when construction had recently passed the halfway mark. Crews have continued to frame out the walls with metal studs and yellow insulation boards, and most of the windows are already in place on the levels below the first setback. The red brick façade has yet to begin installation.

The renderings in the main photo and below preview a massing with three setbacks. The first, at the 15th floor, aligns with the setback of the adjacent structure to the north and wraps around the southeast corner. Additional setbacks are located at the 20th and 24th stories, and all are shown topped with landscaped terraces. The façade will be composed of red brick surrounding a grid of recessed floor-to-ceiling windows. The structure will culminate in a brick bulkhead.

Chris Shao Studio is designing the interiors of the homes, which will come in studio to three-bedroom penthouse layouts, all with in-unit washers and dryers. Amenities will include a fitness center, sauna, a meditation room, dining room with demonstration kitchen, coworking lounge, and a 25th-floor roof terrace.

Trammell Crow purchased the formerly vacant property for $14.7 million with a 99-year ground lease. The site is located in close proximity to all the Canal Street subway stations, providing convenient access to the 1, 6, A, C, E, J, Z, N, Q, R, and W trains.
The Marq’s anticipated completion date is slated for the fourth quarter of 2027, according to the developer. A Q1 2028 target is listed on the construction board.
