Located in Lower Manhattan and bounded by Broadway, Leonard Street, Catherine Lane, and Lafayette Street, the conversion and restoration process at 108 Leonard Street, aka 346 Broadway, is an ongoing and intricate effort. Built on a thin, rectangular block with an Italian Renaissance revival architectural style, it was completed in 1894 by McKim Mead & White, the “starchitects” of the early 20th century in New York.
An interesting piece of both architecture and engineering is under construction in the land just north of Hell’s Kitchen in what is officially Lincoln Square. The project is One West End, located at 1 West End Avenue, which is at the northwest corner with West 59th Street. It was back in December of 2014 that the Landmarks Preservation Commission approved (on its second attempt) the residential conversion of the former New York Life Insurance Company Building, later a city office building, at 346 Broadway, in TriBeCa. However, in just the past two weeks, two rulings have come down that will impact the plan from developers Peebles Corporation and Elad Group, being marketed using the alternate address 108 Leonard Street.
Back in November, YIMBY brought you a construction update on the 42-story, 362-unit mixed-use building underway at 1 West End Avenue, in the Lincoln Square section of the Upper West Side. At the time, the structure was at least 25 floors above street level, but now the building has topped out, as seen in photos by Tectonic (h/t Curbed). The new building encompasses 932,780 square feet and will contain retail space, in addition to 116 below-market rate rental units, within its six-story base. The tower portion will feature 246 condominium units. Glass installation is currently underway and the stone cladding of the podium appears largely complete. Silverstein Properties and Elad Group are the developers. Pelli Clarke Pelli is the design architect and Goldstein, Hill & West Architects is the architect of record. Completion is expected in 2017.
YIMBY detailed in November of 2014 the initial Landmarks Preservation Commission (LPC) hearing on the residential conversion of the former New York Life Insurance Company building at 346 Broadway (a.k.a. 108 Leonard Street), in Tribeca. The 13-story, 427,000 square-foot building is an individual and interior landmark, and is listed on the U.S. National Register of Historic Places. A month after the hearing, the LPC approved the changes that would including making the structure’s clock tower part of a penthouse and for the clock to run electronically, the WSJ reported. Last week, according to Commercial Observer, the Peebles Organization and Elad Group landed a $334 million construction loan for the project, which would convert the former office building into 151 condominium units. Additionally, a community facility and retail space will measure 7,210 and 2,200 square feet, respectively. Beyer Blinder Belle is designing the conversion.
