Finishing Touches Underway on Google Headquarters at 550 Washington Street in Hudson Square, Manhattan

Finishing touches are wrapping up on Google’s new 12-story headquarters at 550 Washington Street in Hudson Square. Designed by COOKFOX Architects and developed by Oxford Properties, the 1.3-million-square-foot project involved the restoration and 232-foot vertical expansion of the St. John’s Terminal building along the Hudson River waterfront. The structure will serve as the centerpiece of the sprawling 1.7-million-square-foot “Googleplex” master plan along with 315 Hudson Street and 345 Hudson Street. Gensler is the interior designer and Turner Construction was the general contractor for the property, which spans two full city blocks between West Street, West Houston Street, Washington Street, and the New York Department of Sanitation building to the south.

Disney Headquarters Terracotta Façade Nears Completion at Four Hudson Square in Hudson Square, Manhattan

Façade installation nears completion on The Walt Disney Company’s new headquarters, a 22-story building at Four Hudson Square in Hudson Square, Manhattan. Designed by Skidmore, Owings & Merrill and developed by Silverstein Properties, the 338-foot-tall structure will yield 1.2 million square feet of offices, film and production studios, and ground-floor retail. Lendlease is the general contractor for the property, which is alternatively addressed as 137 Varick Street and occupies a full city block bound by Vandam Street to the north, Spring Street to the south, Varick Street to the east, and Hudson Street to the west.

Demo Permits Filed for 558 Broome Street in Hudson Square, Manhattan

Demolition permits have been filed for a six-story mixed-use building at 558 Broome Street in Hudson Square, Manhattan. Built in 1925, the 62-foot-tall structure is owned by Vendome Group, which owns various properties in Soho, Tribeca, and Astoria, Queens. Vendome purchased the building for $15.75 million in 2017, which contains 20 residences and ground-floor commercial space that was being used for three restaurants.

Permits Filed for 80 Clarkson Street in Hudson Square, Manhattan

Permits have been filed for a 34-story mixed-use building at 80 Clarkson Street in Hudson Square, Manhattan. Located at the intersection of Clarkson Street and West Street, the lot is three blocks west of the Houston Street subway station, serviced by the 1 train. Just like the permits filed for the neighboring site at 570 Washington Street, ACI VI Clarkson LLC is listed as the owner behind the applications. Zeckendorf Development and Atlas Capital purchased the site for $340 million.

Permits have been filed for a 19-story mixed-use building at 570 Washington Street in Hudson Square, Manhattan. Located between Clarkson Street and the Holland Tunnel, the lot is three blocks west of the Houston Street subway station, serviced by the 1 train. ACI VI Clarkson LLC is listed as the owner behind the applications, with reports of Zeckendorf Development and Atlas Capital purchasing the site for $340 million.

Brick façade installation is progressing on 555 Greenwich, a 16-story commercial building in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by Hudson Square Properties, a joint venture from Trinity Church Wall Street, Hines, and Norges Bank Investment Management, the new 270,000-square-foot structure will connect to the adjacent 345 Hudson Street via a horizontal overbuild to yield a combined 715,000 square feet of office space. Tishman Construction is the general contractor for the property, which is bound by King Street to the north, Charlton Street to the south, and Greenwich Street to the west.

Also known as Two Hudson Square, the lot is bound by Canal Street to the south, Varick Street to the west, Grand Street to the north, and Sullivan Street and Duarte Square to the east. The 450,380-square-foot building is a joint venture between Taconic Investment Partners and Nuveen.

Designed by COOKFOX Architects and developed by the joint venture Hudson Square Properties, which includes Trinity Church Wall Street, Hines, and Norges Bank Investment Management, the 270,000-square-foot structure connects on nearly every floor to the adjacent 345 Hudson Street via a horizontal overbuild for a total of 715,000 square feet of leasable office space, with floor plates up to 87,000 square feet each. Tishman Construction is the contractor for the property, which is located on a rectangular plot of land bound by Greenwich Street to the west, Charlton Street to the south, and King Street to the north.
