Efforts Resume to Advance Sunnyside Yard Affordable Housing Project In Sunnyside, Queens

New York City officials are again advancing plans for a large-scale development above Sunnyside Yard in Sunnyside, Queens following a recent meeting between Mayor Zohran Mamdani and President Donald Trump aimed at securing federal support for the project. The proposal centers on decking over the rail facility, a 180-acre rail yard used by Amtrak, the Long Island Rail Road, and New Jersey Transit. The site has long been identified by the city as one of the largest potential housing development opportunities in New York City.

New Residential Projects Completed and Forthcoming in Sunnyside and Woodside, Queens

Following the explosion of development in Long Island City, the adjacent Queens neighborhoods of Sunnyside and Woodside are beginning to follow suit with a wave of new residential projects over the last several years. YIMBY captured two projects that were recently finished, one that is progressing toward completion, and one that is preparing for construction. These buildings are part of a boom in development along Queens Boulevard and around the elevated 52nd Street subway station over Roosevelt Avenue, which is served by the 7 train.

45-02 Queens Boulevard Nears Completion in Sunnyside, Queens

Construction is nearing completion on 45-02 Queens Boulevard, an eight-story residential building in Sunnyside, Queens. Designed by My Architect PC and developed by Ampiera Group, the 83-foot-tall structure spans 57,771 square feet and will yield 63 rental units with an average scope of 781 square feet. The development will also feature 8,532 square feet of commercial space, 25 enclosed parking spaces, a cellar level, and a 47-foot-long rear yard. Thirteen of the residential units will be designated as affordable housing. The property is located on a 13,035-square-foot parcel at the corner of Queens Boulevard and 45th Street.

LPC To Review Proposal For Changes To Residential Building At 39-45 48th Street In Sunnyside, Queens

A proposal has been submitted to the Landmarks Preservation Commission for a property located at 39-45 48th Street in the Sunnyside Gardens Historic District of Sunnyside, Queens. The three-story, two-unit property is a brick row house designed in the Colonial Revival style by Clarence Stein, Henry Wright, and Frederick Ackerman and constructed in 1927.

38-15 Queens Boulevard’s Steel Superstructure Rises in Sunnyside, Queens

Construction is rising on 38-15 Queens Boulevard, a two-story car dealership in Sunnyside, Queens. Developed by Auto Group, which purchased the property along with the abutting 38-08 43rd Avenue for $38 million under the DCO QOZB 38-15 QB LLC in early 2023, the structure will cover 0.69 acres and contain an expansive auto showroom and an ajoining service facility. The project is bound by Queens Boulevard to the south and 39th Street to the east.
