Four-Building 240 Nassau Street Complex to Begin ULURP Process Next Month in Vinegar Hill, Brooklyn

Yesterday the Department of City Planning posted the 30-day Certification Notice for 240 Nassau Street, signaling the ULURP approval process will begin next month for a four-building mixed-use development project by Alloy Development. The project will yield approximately 1,500 rental apartments across three buildings, including 300 affordable homes, as well as a new public school, community facility and cultural centers, retail, and almost an acre of new outdoor space. The property is located between Navy Street and Gold Street.

Designed by Issac & Stern Architects and developed by EDRE, the 28,000-square-foot structure yields eight homes in three- to four-bedroom layouts, along with three enclosed parking spaces and a suite of amenities. 304 Water Street’s Expansion Progresses in Vinegar Hill, Brooklyn

Construction is progressing on 304 Water Street in Vinegar Hill, Brooklyn, where a two-story industrial structure is being expanded into a four-story residential building. Yatziv Corp. is the general contractor for the property, which was acquired by 304 Water LLC for $1.85 million in a deal brokered by Investment Property Realty Group. The 1,900-square-foot plot is located between Hudson Avenue to the east and Gold Street to the west.

Located between Bridge and Gold Streets, the lot is within walking distance of the York Street subway station, serviced by the F train. Cheskel Schwimmer under the Chess Builders LLC is listed as the owner behind the applications. Urban Realty Partners purchased the site in October 2021 for $49 million.
