Developer Promont NYC has gained approvals to construct a new eight-story apartment building near Prospect Park in Flatbush, Brooklyn. The structure will rise from an interior lot at 150 Lenox Road and will eventually contain 42 apartments and a small ground-floor community facility. At 688 square feet apiece, the homes will most likely be rentals.
Permits have been filed for a six-story residential building at 87 Winthrop Street in Prospect Lefferts Gardens, Brooklyn. Located between Flatbush Avenue and Bedford Avenue, the lot is two blocks from the Parkside Avenue subway station, serviced by the Q train and two blocks from the Winthrop Street station, serviced by the 2 and 5 trains. Steven Goltche under the 87 Winthrop BH LLC is listed as the owner behind the applications.
The terracotta and bronze façade has reached the bottom of the steel crown of SHoP Architects‘ 111 West 57th Street, the second-tallest project in YIMBY’s construction countdown. Developed by JDS Development, Property Markets Group, and Spruce Capital Partners, the 1,428-foot-tall residential skyscraper features a height-to-width ratio of 24:1, making it the most slender building in the world. A total of 46 condominiums will be created and marketed by Douglas Elliman. Studio Sofield is the interior designer.
Exterior work is underway at 157-161 East 28th Street, aka Hillrose 28, a topped-out 20-story building in the Midtown neighborhood of Kips Bay. Located at the northern corner of East 28th Street and Third Avenue, the residential project stands 191 feet tall and contains 66,125 square feet of space spread across 43 units. C3D Architecture is the project designer, Lemay + Escobar is the interior designer, and Forkosh Development is the developer of the property. Corcoran Sunshine is in charge of marketing and selling the residences.
The Beach 21st Street project, a 226,000-square-foot mixed-use building, will soon break ground as part of the city’s Downtown Far Rockaway Rezoning and Roadmap for Action. The long-running initiative was conceived by Mayor Bill de Blasio to encourage new retail, housing, and investment opportunities in southeastern Queens.
