An Elmhurst-based property owner has filed applications for a four-story, 10-unit residential project at 40-43 68th Street, in Woodside. The new building will measure 9,632 square feet and its residential units should average 749 square feet apiece, indicative of rental apartments. There will be seven off-street parking spaces behind the building. Chang Hwa Tan’s Flushing-based firm is the architect of record. The 4,000-square-foot lot is occupied by a two-story house. Demolition permits have not been filed at this time.



118 Green Street

Five-Story, 64-Unit Mixed-Use Redevelopment Underway at 118 Green Street, Newark, N.J.

Construction is currently underway to redevelop the dilapidated four-story industrial property at 118-126 Green Street, on the corner of New Jersey Railroad Avenue in Newark’s Ironbound district, into a five-story structure with 64 residential units. The project, dubbed Textile Lofts, will also feature ground-floor commercial-retail space and a laundromat, Jersey Digs reported. The apartments will range from one- to two-bedrooms. Roseland, N.J.-based J&L Companies and an anonymous LLC are the developers. Bergen County, N.J.-based Inglese Architecture + Engineering is the architect. A construction timeline has not been revealed.


444 East 149th Street

Nine-Story, 31-Key Hotel Filed at 444 East 149th Street, Mott Haven

An anonymous Hell’s Kitchen-based LLC has filed applications for a nine-story, 31-key hotel at 444 East 149th Street, located in the South Bronx’s Mott Haven section near the area known as The Hub. The building will encompass 20,226 square feet. There will be 760 square feet of medical offices on part of the ground floor, followed by hotel rooms across the rest of the building. Oscar M. Fuertes’s Huntington, N.Y.-based firm is the architect of record. The 25-foot-wide, 2,600-square-foot plot is occupied by a three-story townhouse. Demolition permits have not been filed.


1610 New York Avenue

Twin Four-Story, Eight-Unit Residential Buildings Filed at 1610 New York Avenue, East Flatbush

An anonymous Brooklyn-based LLC has filed applications for two four-story, eight-unit residential buildings at 1610 and 1612 New York Avenue, located on the southern end of East Flatbush. The buildings will measure 7,617 square feet each. Across both, the residential units should average 668 square feet apiece, indicative of rental apartments. The two fourth-floor units in each building will also have space on an upper mezzanine level. Brooklyn-based JFrankl Associates is the architect of record. The 40-foot-wide, 4,100-square-foot plot is occupied by a three-story house. Demolition permits were filed in January.
