LPC to Review Proposal for Modifications to 945 Madison Avenue on Manhattan’s Upper East Side

Sotheby’s has submitted a proposal to the Landmarks Preservation Commission for modifications to 945 Madison Avenue, the former Whitney Museum of American Art and an individual and interior landmark on Manhattan’s Upper East Side. The plan, which was presented at a public hearing on July 22, proposes minor changes to the building’s entrance in addition to the restoration of its former sculpture court. PBDW Architects was listed as executive architect, Herzog & de Meuron as design consultant, and Gardiner & Theobald as client representative for the work on the property, which is located at the corner of Madison Avenue and East 75th Street.

The Apollo Theater is undergoing the first full-scale renovation its 91-year history at 253 West 125th Street in Harlem, Manhattan. Financing Secured For Brownsville Arts Center & Apartments In Brownsville, Brooklyn

Gilbane Development, in partnership with Blue Sea Development, Artspace, and the City and State of New York, has secured $254 million in financing for the Brownsville Arts Center & Apartments, a new mixed-use development located at 366 Rockaway Avenue in Brownsville, Brooklyn. Designed by Aufgang Architects, the project will yield 283 affordable apartments and a 28,000-square-foot arts center.

Color Factory to Launch Public Art Trail In Hudson Square Through NY Forward Initiative

Color Factory has been selected to design a new public art trail in Manhattan’s Hudson Square neighborhood, as part of a broader revitalization effort backed by New York State. Announced on June 16, the “Hudson Square Color Walk” is one of six projects awarded funding through Governor Hochul’s NY Forward initiative. The immersive, walkable installation will debut in 2026 and will be developed by Color Factory, an interactive art organization known for its multi-sensory experiences.

The Hip Hop Museum Secures $8.5M NMTC Loan At 585 Exterior Street In Mott Haven, The Bronx

New Jersey Community Capital has finalized an $8.5 million New Market Tax Credit loan to support the construction of The Hip Hop Museum at 585 Exterior Street in Mott Haven, The Bronx. The project will anchor Bronx Point, a 585,000-square-foot mixed-use complex designed by BrandNu and Gensler along the Harlem River. The Hip Hop Museum, which is being developed in partnership with L+M Development Partners, is the first global institution dedicated to Hip Hop culture and history. The facility is planned to include a research center, archive, educational programs, and career development opportunities, and is scheduled to open in summer 2026. The property is located between East 149th and 150th Street.
