Renovations Approved for Studio 54 Theater At 254 West 54th Street in Midtown, Manhattan

The City Planning Commission recently approved the $100 million renovation of the historic Studio 54 theater at 254 West 54th Street in Midtown, Manhattan. Designed by Ennead Architects and Rockwell Group, the project will reconstruct the stage and orchestra seating to improve sight lines, accessibility, and audience comfort. Other modifications will include an expansion of the lobby and front- and back-of-house areas, modernization of building systems, and revisions to exterior signage. The venue, renowned for its incarnation as an exclusive nightclub in the late 1970s, has been operated by Roundabout Theatre Company since 2003. The property is located between Seventh and Eighth Avenues.

Construction Rises on 300 Port Imperial Avenue in Weehawken, New Jersey

Work is well underway at 300 Port Imperial Avenue, a forthcoming 11-story mixed-use residence known as Port Imperial South Site 3 along the waterfront of Weehawken, New Jersey. Designed by Lessard Design and developed in a joint venture between Canoe Brook Development and Roseland Properties, the project will yield a total of 313 market-rate apartments, as well as a performing arts center, and 296 below-grade parking spots. The development is being built on a formerly vacant 1.88-acre plot of land bounded by Avenue At Port Imperial and the Hudson River to the east, Ferry Way to the south, Port Imperial Boulevard to the west, and an abutting multistory parking garage to the north along Imperatore Place.

Renderings Revealed For Children’s Museum Of Manhattan at 361 Central Park West on the Upper West Side

Construction is underway on the new home of the Children’s Museum of Manhattan at 361 Central Park West on Manhattan’s Upper West Side. Designed by FXCollaborative, the project will convert a landmarked church into a seven-story museum spanning 80,000 square feet. The facility will feature new research-backed exhibits and immersive experiences from THG Creative, as well as a dedicated performance space and a rooftop terrace with views of Central Park. The property is located at the northwest corner of Central Park West and West 96th Street.

Affordable Housing Lottery Launches for Innovative Urban Village Phase1A in East New York, Brooklyn

The affordable housing lottery recently launched for Phase1A of Innovative Urban Village at 30 Inspiration Lane in East New York, Brooklyn. Designed by Practice for Architecture and Urbanism (PAU) and SLCE Architects and developed in a joint venture between the Christian Cultural Center, Gotham Organization, and Monadnock Development, the $270 million master plan calls for affordable and supportive housing across 10.5 acres on the campus of the Christian Cultural Center.

LPC Reviewing Proposal For Renovations At 83 Marlborough Road In Prospect Park South, Brooklyn

A proposal has been submitted to the Landmarks Preservation Commission for renovations to the B’ShERT synagogue at 83 Marlborough Road in Prospect Park South, Brooklyn. The proposal focuses on accessibility upgrades and building improvements while preserving the historic character of the structure. The presentation outlines existing conditions, renovation goals, and a redesigned entrance sequence.

New Museum Opens With New Seven-Story Expansion in Bowery, Manhattan

Construction wraps up on the New Museum’s seven-story expansion at 231 Bowery in the Bowery section of Manhattan’s Lower East Side. Designed by Rem Koolhaas and Shohei Shigematsu of OMA along with Cooper Robertson & Partners, the 174-foot-tall annex stands directly south of the SANAA-designed main building, which was completed in 2007. The 60,000-square-foot addition connects laterally to the original structure and will more than double the institution’s footprint to 115,277 square feet. The new building will contain three gallery floors, an 80-seat restaurant, a larger bookstore, and offices for staff, among other spaces. The property is located at the intersection of Bowery and Prince Street.

Restoration of Morris-Jumel Mansion Begins in Washington Heights, Manhattan

Construction has begun on an approximately $10 million restoration of the Morris-Jumel Mansion, the 1765 landmark located at 65 Jumel Terrace in Washington Heights, Manhattan. NYC Parks Commissioner Tricia Shimamura joined officials from the Historic House Trust, local elected leaders, and community members to mark the start of the project, which aims to preserve Manhattan’s oldest surviving residence. The effort is being undertaken in partnership with NYC Parks, the Historic House Trust, and the Morris-Jumel Mansion, with design work led by Page Ayres Cowley Architecture.

LPC To Review West Park Presbyterian Church’s Rebuttal for 165 West 86th Street on Manhattan’s Upper West Side

The New York City Landmarks Preservation Commission (LPC) is reviewing a rebuttal from the West Park Presbyterian Church at 165 West 86th Street on Manhattan’s Upper West Side. The filing, submitted by counsel for the West Park Administrative Commission, responds to opposition raised by The Center at West Park and addresses claims concerning financial feasibility, transferable development rights, and the statutory hardship standards under the landmarks law. The Church has a binding contract to sell the landmarked property to Alchemy Properties contingent upon LPC approval of the hardship application. The property is located at the corner of West 86th Street and Amsterdam Avenue.

Sunset Pier 94 Studios Opens In Hell’s Kitchen, Manhattan

Sunset Pier 94 Studios, Manhattan’s first purpose-built film and television production campus, has opened in Hell’s Kitchen. Designed by Gensler and developed by Vornado Realty Trust, Hudson Pacific Properties, and Blackstone Real Estate, the campus introduces a new production hub with 232,000 square feet of leasable space. The property is located to the west of Twelfth Avenue at West 54th Street.

Funding Secured For Sparrow Square Development at 681 Clarkson Avenue in East Flatbush Brooklyn

Funding was recently secured for the first phase of Sparrow Square, a $1 billion redevelopment of the Kingsboro Psychiatric Center at 681 Clarkson Avenue in East Flatbush, Brooklyn. Designed by Hill West Architects and developed by nonprofit Breaking Ground Housing Development Fund Corp. and Douglaston Development, the project will consist of two ten-story buildings yielding 262 affordable units. The complex will also include an 8,000-square foot community facility for the Brooklyn Ballet. Adjaye Associates is serving as design architect for the 7.2-acre property, which is generally bounded by Winthrop Street to the north, Clarkson Street to the south, and Albany Avenue to the west. The development will also create Sparrow Way, a new private drive aligned with East 43rd Street.
