New Museum’s Expansion Takes Shape at 231 Bowery on Manhattan’s Lower East Side

Construction is progressing on the New Museum‘s seven-story expansion at 231 Bowery in the Bowery section of Manhattan’s Lower East Side. Designed by Rem Koolhaas and Shohei Shigematsu of OMA and Cooper Robertson & Partners, the 174-foot-tall annex is rising directly to the south of the SANAA-designed main building, which was originally completed in 2007, and will almost double the institution’s footprint to 115,277 square feet. The 60,000-square-foot addition will connect laterally connect to the current museum and add three gallery floors, an 80-seat restaurant, a larger bookstore, and office space for staff, among other spaces. The property is located at the intersection of Bowery and Spring Street.

IMAGINARI Immersive Gallery Experience Opens at 200 Hudson Street in Hudson Square, Manhattan

A new immersive gallery experience, IMAGINARI, is making its debut exhibition, “The Insect World” at 200 Hudson Street in Hudson Square, Manhattan. A tenant of Hudson Square Properties, a joint venture of Trinity Church Wall Street, Norges Bank Investment Management, and Hines, the year-long exhibition will open to the public on Friday, April 26.

Façade Work Continues On Redeemer East Side At 150 East 91st Street on Manhattan’s Upper East Side

Façade installation is progressing on Redeemer East Side, a new 12-story home for the Redeemer Presbyterian Church at 150 East 91st Street in the Carnegie Hill section of Manhattan’s Upper East Side. Designed by STUDIOS Architecture, the 170-foot-tall structure will feature a fellowship hall with a capacity of 300, a 600-seat auditorium for worship and gatherings, 17 classrooms, and a catering kitchen. The Presbyterian organization acquired the property for $29.5 million in 2020 and will relocate to the new facility from its current address at 112 East 75th Street. Pavarini McGovern is the general contractor for the project, which is situated on a 50-foot-wide interior lot between Lexington and Third Avenues.

The Alloy Block Wraps Up Construction At 505 State Street in Downtown, Brooklyn

Work is wrapping up on 505 State Street, a 44-story residential tower in the Alloy Block complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall, fully electric-powered structure will yield 441 rental units, with 45 dedicated to affordable housing developed in conjunction with the Fifth Avenue Committee. The Alloy Block master plan will offer 50,000 square feet of retail space, space for a local cultural institution, 500 bicycle parking spaces, and two schools: the Khalil Gibran International Academy High School (KGIA) at 380 Schermerhorn Street designed by Architecture Research Office, and an elementary school at 489 State Street. Urban Atelier Group is the general contractor for the property, which was formerly addressed as 100 Flatbush Avenue and is bound by Flatbush Avenue to the northeast, Third Avenue to the northwest, and State Street to the southwest.

Revised Design Revealed for Affirmation Tower At 418 11th Avenue in Hudson Yards, Manhattan

Renderings have been revealed for a redesign of Affirmation Tower, a proposed mixed-use supertall skyscraper at 418 Eleventh Avenue in Hudson Yards. The development team of The Peebles Corporation, McKissack & McKissack, Exact Capital Group, and the Witkoff Group has brought on OMA to redesign the 1.4-million-square-foot structure, which is planned to yield mixed-income apartments, a convention center, retail space, community facilities, a public observation deck, and The National Civil Rights Museum as part of a collaboration with the NAACP. The project would rise from a 1.2-acre plot dubbed “Site K” bound by Eleventh Avenue, Hudson Boulevard West, and West 35th and 36th Streets.

Governor Hochul Announces Three Nominations For State And National Registers Of Historic Places

Governor Kathy Hochul recently announced that three New York City properties have been recommended for historic recognition, highlighting their unique contributions to the city and state’s architectural and cultural heritage. The nominations are part of a broader initiative to preserve New York State’s history, and are three of 15 total properties across New York State that have been proposed for inclusion in the State and National Registers of Historic Places. All three nominations are located in Manhattan.

New Renderings Revealed for BIG’s Four-Skyscraper Freedom Plaza Master Plan in Murray Hill, Manhattan

Bjarke Ingels Group (BIG) has unveiled a new set of renderings of its 4.1-million-square-foot proposal for Freedom Plaza, a potential mixed-use casino development on the border of Murray Hill and Tudor City. Developed by The Soloviev Group, which currently owns the property, in a joint collaboration with Mohegan Gaming & Entertainment, plans call for two new residential skyscrapers rising 50 to 60 stories tall with 1,325 apartments, including 510 affordable housing units, as well as two 51-story hotel towers with 1,200 guest rooms split between Banyan Tree and Mohegan branding. A new landscaped waterfront park, a below-grade casino, and a museum would sit beneath the skyscrapers. The 6.5-acre property is the largest undeveloped plot in Manhattan, and is located along First Avenue between East 38th and East 41st Streets, directly south of the United Nations complex.

TF Cornerstone and Culture Lab LIC Reveal the Hunter’s Point South Sculpture Garden in Long Island City, Queens

The Hunter’s Point South Complex in Long Island City, Queens is now home to an outdoor sculpture garden featuring works by three local artists. The sculptures were commissioned by TF Cornerstone and Culture Lab LIC and sit between 5203 and 5241 Center Boulevard.

National Black Theatre and Ray Harlem Top Out at 2031 Fifth Avenue in East Harlem

A 21-story residential tower and cultural center has topped out at 2301 Fifth Avenue in East Harlem. The base of the building will house the National Black Theatre, retail space, a multipurpose “communal living room” open to the public. The upper levels of the building will house Ray Harlem, a 222-unit rental component.

The ‘Gansevoort Landing’ Public Plaza Opens in Manhattan’s Meatpacking District

The Meatpacking District Management Association (BID) has revealed Gansevoort Landing, a new public plaza with expanded seating, artwork, and crosswalks in a busy section of Manhattan’s Meatpacking District. In addition to the BID, project partners include the New York City Department of Transportation, TF Cornerstone, and The Whitney Museum of Art.
