350 Park Avenue’s Developers Close on Agreement, Loan for 1,400-Foot Supertall in Midtown East, Manhattan

New York’s next skyline-changing skyscraper took a big step forward this week with the closing of a joint-venture agreement for 350 Park Avenue, an approved 1,400-foot supertall in Midtown East, Manhattan. Designed by Foster + Partners and developed by Vornado Realty Trust, Rudin, and Ken Griffin, the 66-story structure will yield 1.9 million square feet of Class A office space. Griffin’s company Citadel Enterprise America will serve as the anchor tenant, occupying 1.05 million square feet, according to Steve Cuozzo at the New York Post. The 53,000-square-foot property is located between East 51st and 52nd Streets.

The Lucy Tops Out At 619 Grove Street In Jersey City, New Jersey

Construction has topped out on The Lucy, a 24-story residential building at 619 Grove Street in the Horseshoe section of Jersey City, New Jersey. Designed by Michael Graves Architecture and developed by SJP Properties, Claremont Development, and Battery Global Advisors with equity partner PCCP, the structure will yield 444 rental units, with 13 reserved for affordable housing. The project will also preserve portions of the site’s historic St. Lucy’s Roman Catholic Church, rectory, and school. The property is located at the corner of Grove and 16th Streets.

Housing Lottery Launches for 1 Gouverneur Lane in Manhattan’s Financial District

The affordable housing lottery has launched for 1 Gouverneur Lane, a 26-story office-to-residential conversion in the Financial District, Manhattan. Developed by the Vanbarton Group with design by CetraRuddy Architecture, the structure will yield 647 residences upon its completion in 2027. Available on NYC Housing Connect are 162 units for residents at 40 to 100 percent of the area median income (AMI), ranging in eligible income from $40,526 to $152,700.

Demolition is complete at 35-10 Steinway Street, the site of a 27-story mixed-use residential building in Astoria, Queens. Designed by Beyer Blinder Belle and developed in a joint venture between LMXD and BedRock Real Estate Partners, the nearly 500,000-square-foot structure will yield 560 rental units in studio to three-bedroom layouts. The all-electric project will also include ground-floor retail space for P.C. Richard & Son. The property is bounded by 35th Avenue to the northeast, 38th Street to the northwest, and Steinway Street to the southeast.

Hoboken Urby Tops Out At 256 Observer Highway In Hoboken, New Jersey

Construction has topped out on Hoboken Urby, a 16-story residential building at 256 Observer Highway in Hoboken, New Jersey. Designed by BKSK Architects and developed by Urby and Ironstate, the 165-foot-tall structure will span nearly 450,000 square feet and yield 345 rental apartments in studio to three-bedroom layouts. The project will also include more than 20,000 square feet of commercial and retail space, a 16,000-square-foot gym, and a 152-vehicle parking garage. Thirty-eight of the apartments will be reserved for affordable housing. The property is located between Park and Willow Avenues.

34-Story Tower Revealed for 28 West 37th Street in Midtown South, Manhattan

A new rendering was posted for 28 West 37th Street, a 34-story residential tower in Midtown South, Manhattan. Designed by C3D Architecture and developed by Sioni Group, the same team behind Casoni at 989 Sixth Avenue, the 418-foot-tall structure will span 85,894 square feet and yield 95 rental units with an average scope of 899 square feet, according to permits filed in March. The project will also include 454 square feet of commercial space, a cellar level, and a 20-foot-long rear yard. The property is located between Fifth and Sixth Avenues.
