A rendering has been revealed of the seven-story, 22-unit residential project under development at 417 East 135th Street, in the South Bronx’s Mott Haven section. The latest building permits indicate the new building will encompass 20,022 square feet and rise 70 feet above street level, not including bulkhead elements. The residential units, averaging 681 square feet apiece, will be condominiums, Welcome2TheBronx reported. There will also be off-street parking for 11 cars. The property owner does business as the Brooklyn-based Sobro LLC. Brooklyn-based Frankl C Mallea Y Stern Associates Architects & Engineers (a.k.a. J Frankl Associate, or JFA) is responsible for the design. The site is currently vacant. A construction timeline has not been disclosed.

Now we’ve got new renderings of the project, which is under construction at the corner of Roebling Street. The updated images show factory-style windows, glassy balconies with landscaping, and a gray brick facade. However, the boxy, protruding shape and the double-height ground floor remain the same as the original design.
The challenge of building on oddly shaped lots in expensive neighborhoods can inspire unique architecture. In Williamsburg, J Frankl Architects came up with an offbeat design for a wedge-shaped plot at 369 Berry Street, just south of the Williamsburg Bridge.
Last month, YIMBY reported on new office space in the works for 187 Cook Street in East Williamsburg. Now, we have the first rendering of the development, which will rise between Bushwick Avenue and White Street.
Two warehouses in Ridgewood, Queens will be no more. The Loketch Group just acquired two vacant structures at 801 Wyckoff Avenue and 819 Wyckoff Avenue for $11.25 million. They present up to 43,000 square feet of development potential and Loketch plans to use just about all of it for a new residential project. They’re planning a 42,971 square-foot, five-story building with 54 units. The average size will be 795 square feet and 29 of the units will be duplexes. There will also be 1,000 square feet of recreation space on the top floor, along with a 420 square-foot roof deck. It has been designed by J Frankl Associates.
