Developer Selected For Tilyou Towers Project In Coney Island, Brooklyn

RYBAK Development has been selected to lead Tilyou Towers, a two-tower project planned for an 80,000-square-foot city-owned lot in Coney Island, Brooklyn. Designed by IMC Architecture and co-developed with the New York City Economic Development Corporation (NYCEDC), the forthcoming buildings are named after George Cornelius Tilyou, the founder of Steeplechase Park. It will yield a total of 505 mixed-income housing units, 25 percent of which will be dedicated for affordable housing, as well as 32,000 square feet of ground-floor retail space, a community facility space, and 160 public parking spots in a new garage structure. The project will be built on “Parcel A,” an 80,000-square-foot surface-level public parking lot owned by the City and NYCEDC along Surf Avenue between West 21st and West 22nd Streets.

Three Firms Shortlisted For Renovation Project At Unity Towers In Coney Island, Brooklyn

The New York City Public Housing Preservation Trust, in partnership with the New York City Housing Authority (NYCHA), announced on October 9 that three firms have been shortlisted to compete for a design-build contract to perform capital renovations at Unity Towers at 2007 Surf Avenue in Coney Island, Brooklyn. The project will deliver repairs and modernization for 192 apartments housing more than 400 residents. The firms selected through the Request for Qualifications process are Fifth Avenue Builders, Navillus, and Citnalta/Richards JV, each now invited to submit detailed proposals as part of the next procurement phase.

Coney Landing Affordable Housing Development Breaks Ground at 2952 West 28th Street in Coney Island, Brooklyn

Construction has broken ground on Coney Landing, a 15-story affordable and supportive housing development at 2952 West 28th Street in Coney Island, Brooklyn. Designed by ESKW/Architects and developed by Settlement Housing Fund, the structure will deliver 178 apartments, including 106 supportive units. The project is part of the broader Coney Island West development, which will yield approximately 1,100 new homes. Designed to meet Passive House standards and utilize geothermal energy systems, the property is being built on the site of a former surface parking lot between Mermaid and Surf Avenues.

The affordable housing lottery has launched for 532 Neptune Avenue, a three-tower residential complex in Coney Island, Brooklyn. Designed by Zproekt Architecture and developed by Cammeby’s International Group and Rybak Development, the project consists of a pair of 19-story structures and a 20-story building rising from a shared podium. The development yields 499 residences. Available on NYC Housing Connect are 150 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $90,275 to $227,500.

1709 Surf Avenue Breaks Ground In Coney Island, Brooklyn

Construction has begun on 1709 Surf Avenue, an 11-story residential building in the Coney Island West masterplan in Coney Island, Brooklyn. Designed by S9Architecture and developed by BFC Partners in collaboration with the NYC Department of Housing Preservation & Development (HPD), the NYC Housing Development Corporation (HDC), Citi, and Goldman Sachs, the structure will yield 420 affordable rental units. The project is the third and final phase in the affordable housing complex, which will introduce a total of 1,242 apartments. The property is located along the waterfront between West 17th and 19th Streets, directly across from Maimonides Park, home of the Brooklyn Cyclones.
