Permits have been filed for a new six-story residential building at 670 Union Street, in the Brooklyn neighborhood of Gowanus. The site is between 4th Avenue and 5th Avenue, and sits half a block away from the Union Street subway on the R train. The new structure will rise from a lot that is currently home to a pair of two-story buildings, 670A and 670B Union Street, and William Caleo of 668-670 Union LLC is listed as the developer.

Permits Filed for 280 Bond Street, Gowanus, Brooklyn

The first new building applications have been filed for a site currently occupied by a warehouse at 280 Bond Street, in Gowanus, Brooklyn. The developer is “Gowanus by Design”, a non-profit company whose mission is to construct sustainable developments to quell concerns in the neighborhood about contamination from the Gowanus Canal. The four-story and 50-foot-tall structure will total 33,713 square feet of residential space, and contain fourteen units, likely condominiums, which will average over 2,400 square feet apiece. There will be ten duplexes, with four between the first floor and mezzanine, and six between the second and third floors. Plans include parking spaces for 21 cars, as well as room for 13 bikes and storage for four of the residential units in the cellar space. Atelier New York is responsible for the design, and demolition permits for the warehouse were pulled back in March.

Seven-Story, 24-Unit Residential Project Filed at 229 Ninth Street, Gowanus

Brooklyn-based Happy Living Development has filed applications for a seven-story, 24-unit residential project at 229 Ninth Street, in Gowanus. The project will measure 31,423 square feet and rise 80 feet above street level. Its residential units, located across the ground through seventh floors, plus a penthouse level, should average 901 square feet apiece, which means either condominiums or rentals could be in the works. There will also be a 10-car parking garage in the cellar. De-Jan Lu’s Greenwich Village-based firm is the architect of record. The 6,000-square-foot assemblage consists of three two-story townhouses at 227-231 Ninth Street. Demolition permits have not been filed.


156 11th Street

Three-Story, 4,000-Square-Foot Office Building Planned At 156 11th Street, Gowanus

Brooklyn-based property owner Angle Martinez has filed applications for a three-story, 3,956-square-foot office building at 156 11th Street, located on the southern end of Gowanus. The ground through third floors will contain commercial-office space. The cellar will be available as accessory space to the offices above. Mohammad H. Baalbaki’s Staten Island-based Baalbaki & Associates Engineering is the applicant of record. The 20-foot-wide, 2,000-square-foot lot is occupied by a three-story townhouse. Demolition permits were filed in September. The Fourth Avenue/Ninth Street stop on the R, F, and G trains is three blocks away.
