Governor Hochul Announces Project Grants Through NYS Infrastructure Program

Governor Kathy Hochul has announced more than $36 million in awards to 48 infrastructure projects statewide. This includes funding for two initiatives in the New York City area: the Northville Commons affordable housing development in Suffolk County and sewer infrastructure upgrades in Gowanus, Brooklyn. The grants are part of the County Infrastructure Grant Program, which supports local investments that promote economic development and housing growth.

Housing Lottery Launches for 544 Carroll Street in Gowanus, Brooklyn

The affordable housing lottery has launched for 544 Carroll Street, a 17-story mixed-use building in Gowanus, Brooklyn. Designed and developed by Avery Hall with L+Z Architecture as the architect of record, the structure yields 133 residences. Available on NYC Housing Connect are 35 units for residents at 40 to 110 percent of the area median income (AMI), ranging in eligible income from $37,440 to $160,380.

Housing Lottery Launches for 150 Lawrence Street in Downtown Brooklyn

The affordable housing lottery has launched for 150 Lawrence Street, a 25-story residential building in Downtown Brooklyn. Designed by JFA Architects and Engineers and developed by Solomon Schwimmer, the structure yields 101 residences. Available on NYC Housing Connect are 20 units for residents at 80 percent of the area median income (AMI), ranging in eligible income from $73,749 to $140,000.

Union Channel Completes Construction at 240 Third Avenue in Gowanus, Brooklyn

Construction is wrapping up on Union Channel, a nine-story residential building at 240 Third Avenue in Gowanus, Brooklyn. Designed by Fogarty Finger and developed by Tavros Capital and Charney Companies, the 95-foot-tall structure spans 210,000 square feet and yields 224 rental units in studio to three-bedroom layouts, along with 8,900 square feet of ground-floor commercial space. Twenty-five percent of the apartments are designated for affordable housing. The property is alternately addressed as 585 Union Street and bounded by Sackett Street to the north, Union Street to the south, and 3rd Avenue to the east.

Demolition Prep Underway at 526 4th Avenue in Gowanus, Brooklyn

Demolition preparations are underway at 546 4th Avenue, the site of a forthcoming 16-story residential building in Gowanus, Brooklyn. Designed by NA Design Studio, the 181-foot-tall structure will span 109,608 square feet and yield nine condominium units with an average scope of 1,061 square feet. The project will also include 4,500 square feet of ground-floor commercial space and a cellar level. The property is located at the intersection of 4th Avenue and 14th Street.

BIG’s Updated Design Revealed for 175 3rd Street in Gowanus, Brooklyn

Updated renderings have been revealed for 175 3rd Street, a nearly $1 billion residential project in Gowanus, Brooklyn. Designed by Bjarke Ingels Group and developed by Charney Companies and Tavros Capital, the structure will stand as the largest in the neighborhood, spanning more than 1 million square feet with 1,000 rental units in studio- to three-bedroom layouts along with ground-floor retail space. Twenty-five percent of the apartments will be dedicated to affordable housing, as required by neighborhood Mandatory Inclusionary Zoning. The property is bounded by 3rd Street to the south, 3rd Avenue to the east, and the Gowanus Canal to the west.

499 President Street Finishes Construction in Gowanus, Brooklyn

Construction is finished on 499 President Street, a ten-story residential building in Gowanus, Brooklyn. Designed by SLCE Architects and developed by the Brodsky Organization and Avery Hall Investments, the 85-foot-tall structure spans 322,000 square feet and yields 350 rental units in studio to two-bedrooms layouts with 88 dedicated to affordable housing. The project also includes 20,000 square feet of ground-floor retail space. Eighty-eight of the apartments are designated as affordable housing. The 1.6-acre property is bounded by Union Street to the north, President Street to the south, and Nevins Street to the west.

Earthwork Begins at 450 Union Street in Gowanus, Brooklyn

Earthwork is underway at 450 Union Street, the site of a 20-story residential building in Gowanus, Brooklyn. Designed by SO-IL and developed by Tankhouse and McArthur Holdings, the proposed 203,000-square-foot structure will 158 rental apartments and 22,000 square feet of ground-floor retail space. A portion of the residential inventory will be reserved for affordable housing. Magnusson Architecture & Planning is the architect of record for the property, which is located at the intersection of Union and Bond Streets.

Façade Installation Progresses on 558 Sackett Street in Gowanus, Brooklyn

Exterior work is moving along on 558 Sackett Street, an eight-story residential building in Gowanus, Brooklyn. Designed by Baobab Architects and developed by Abe Lipton under the Sackett Heights LLC, the structure will span 22,953 square feet and yield 34 rental units with an average scope of 675 square feet. The development will also include a cellar level, a 30-foot-long rear yard, and 14 enclosed parking spaces. The property is located between Nevins Street and Third Avenue.

New Waterfront Esplanade Opens At Society Brooklyn in Gowanus, Brooklyn

A new waterfront esplanade recently opened at Society Brooklyn, a completed mixed-use residential complex consisting of two 21-story rental buildings at 500 Degraw Street and 504 Sackett Street in Gowanus, Brooklyn. Designed by SLCE Architects and developed by Property Markets Group, the 225-foot-tall structures span 594,000 square feet and will yield 517 residential units, as well as 57,000 square feet of commercial space, and 21,000 square feet dedicated to the “Gowanus Mix,” a space for local makers, artisans, and creatives. Twenty-five percent of the apartments are reserved for affordable housing that are being overseen by Affordable for New York under the Mandatory Inclusionary Housing Program. The property is bounded by DeGraw Street to the north, Sackett Street to the south, the Gowanus Canal to the east, and Bond Street to the west.
