Herzog & de Meuron Transform Infamous ‘Gowanus Batcave’ Into Powerhouse Arts Facility in Brooklyn

After a decade of remediation and construction, a derelict industrial building along the Gowanus Canal in Brooklyn has been transformed into a state-of-the-art fabrication facility and makerspace for ceramic, print, and public art, as well as space for events and education. Known as Powerhouse Arts, the property is located at 322 3rd Avenue and was transformed by Pritzker Prize-winning design studio Herzog & de Meuron, alongside New York City’s PBDW Architects.

The affordable housing lottery has launched for 584 4th Avenue, a nine-story mixed-use building in Gowanus, Brooklyn. Designed by ND Architecture & Design and developed by Yoel Werzberger under the Watermark Capital LLC, the structure yields 48 residences. Available on NYC Housing Connect are 14 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $94,286 to $198,250.

Gindi Capital, Avery Hall Secure $110M Construction Financing for 204 4th Avenue in Gowanus, Brooklyn

This week Gindi Capital and Avery Hall closed on $110 million in construction financing for the development of a 13-story, 193-unit mixed-use, mixed-income building at 204 4th Avenue in Gowanus, Brooklyn. Located at the intersection of the Gowanus and Park Slope neighborhoods on a full city block between Union and Sackett Street, the ground-up construction will also have an  expansive amenity package including a rooftop lounge and pool. Affinius Capital LLC provided the construction financing for the project with financing arranged by Christopher Peck and Peter Rotchford of JLL.

350-Unit Residential Development Unveiled for at 499 President Street in Gowanus, Brooklyn

This week The Brodsky Organization announced the acquisition of 499 President Street in Gowanus, Brooklyn. The developer will partner with Avery Hall Investments to begin construction on a mixed-use multi-family residential building. When completed, 499 President Street will include 350 market-rate and affordable rental apartments, a range of resident amenities, and 20,000 square feet of ground-floor retail space. SLCE Architects is responsible for the design.
