Perplexity Signs New Lease Spanning 22,000 Square Feet at 841, 853 Broadway in Union Square, Manhattan

AI company Perplexity has expanded its office footprint in Manhattan’s Union Square, signing a new lease that brings its total occupancy to 22,000 square feet across 841 and 853 Broadway. The company, which initially leased the entire fourth floor of 853 Broadway in June, has now secured the fourth floor of the adjoining 841 Broadway, also known as the Roosevelt Building. The Feil Organization, owner of both buildings, will remove the dividing wall to create a contiguous full-floor office space. The properties are located between East 13th and 14th Streets, just south of Union Square Park.

Demolition is finishing up at 5 West 13th Street, the site of a 30-story residential skyscraper in Greenwich Village, Manhattan. Designed by Kohn Pedersen Fox and developed by Legion Investment Group and EJS Group, the 538-foot-tall structure will span 111,022 square feet and yield 36 condominium units with an average scope of 3,020 square feet. The project will also include 2,300 square feet of ground-floor retail space with two storefronts. The through-lot property is alternately addressed as 8–12 West 14th Street and located between West 13th and West 14th Streets near Fifth Avenue and Union Square.

Façade work is nearing completion on 16 Fifth Avenue, a 19-story residential building in Greenwich Village, Manhattan. Designed by Robert A.M. Stern Architects and Hill West Architects and developed by Madison Realty Capital, the 241-foot-tall structure will yield 14 condominium units. The property is located on an interior lot between East 8th and 9th Streets, just north of Washington Square Park.

The Landmarks Preservation Commission (LPC) is set to review a façade renovation proposal for 159–161 Bleecker Street, a seven-story mixed-use building in Greenwich Village, Manhattan. Assembled by Wolfgang & Hite, the materials seek a Certificate of Appropriateness for a ground-floor façade renovation and restoration of the building’s storefront and historic theater marquee. The property is located between Thompson and Sullivan Streets.

Demolition has begun at 44 West 8th Street, the site of a six-story residential building in Greenwich Village, Manhattan. Designed by Idan Naor of Inworkshop Architecture for T30 Capital, the 74-foot-tall structure will span 28,846 square feet and yield five condominium units with an average scope of 3,733 square feet. The project will also include 3,237 square feet of ground-floor commercial space and 432 square feet of community facility space. The property is located between Sixth Avenue and MacDougal Street.

Alternately addressed as 531 Sixth Avenue, the 145-foot-tall structure is being developed by Gemini Rosemont and features the signature cubic style of its designer ODA. Whitehall Interiors is in charge of designing the 45 units.

799 Broadway Tops Out in Greenwich Village

Construction has topped out on 799 Broadway, a 12-story office building in Greenwich Village. Designed by Perkins + Wills and developed by Columbia Property Trust, the 182-foot-tall project will contain 180,000 square feet of commercial space marketed by JLL. The corner lot, which is located at the intersection of Broadway and East 11th Street, was purchased by Normandy Real Estate Partners and Ares Management in 2016 for $101 million and required the demolition of several low-rise structures.
