Revealed: Eight-Story, 166-Unit Mixed-Use Affordable Project at 546 East 142nd Street, Mott Haven

A rendering has been revealed of the newly planned eight-story, 166-unit mixed-use project at 546 East 142nd Street, a.k.a. 349 St. Ann’s Avenue, in the South Bronx’s Mott Haven section. The project, dubbed The Park Haven, will contain about 13,000 square feet of space for a grocery store, as well as 9,000 square feet of community space for a workforce development program, DNAinfo reported. All of the apartments, ranging from studios to three-bedrooms, will rent at below-market rates. Thirty percent will be designated for homeless families, while the remaining 70 percent will be offered through the affordable housing lottery.

13-Story, 157-Unit Affordable Residential Building Nears Topping Out at 530 Exterior Street, Mott Haven

Construction is now underway on the top floor of the 13-story, 157-unit residential building under development at 530 Exterior Street, in the South Bronx’s Mott Haven section. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the building will encompass 151,107 square feet and rise 120 feet to its main roof, not including bulkhead elements. The apartments should average 910 square feet apiece. All of them will rent at below-market rates through the affordable housing lottery. Monadnock Construction is the developer and Dattner Architects is the architect. Completion is anticipated in early 2018, although it appears the project is much ahead of schedule.

A rendering has been revealed of the seven-story, 22-unit residential project under development at 417 East 135th Street, in the South Bronx’s Mott Haven section. The latest building permits indicate the new building will encompass 20,022 square feet and rise 70 feet above street level, not including bulkhead elements. The residential units, averaging 681 square feet apiece, will be condominiums, Welcome2TheBronx reported. There will also be off-street parking for 11 cars. The property owner does business as the Brooklyn-based Sobro LLC. Brooklyn-based Frankl C Mallea Y Stern Associates Architects & Engineers (a.k.a. J Frankl Associate, or JFA) is responsible for the design. The site is currently vacant. A construction timeline has not been disclosed.

The Academic Leadership Charter School has filed applications for a seven-story, 84,850-square-foot facility at 356 East 139th Street, in the South Bronx’s Mott Haven section. The new building will feature a 34-car parking garage on the cellar levels; a gymnasium, a nurse’s office, and administrative offices on the ground floor, with additional administrative offices and meeting rooms on the second floor; a cafeteria, auditorium, and playground on the third floor; and a library on the fourth floor, with classrooms for various disciplines across the fourth through seventh floors. Stamford, Conn.-based Partners For Architecture is the architect of record. The 12,500-square-foot lot is vacant.


400 East 132nd Street

State Launches Request for Expression of Interest for 12.8-Acre Development Site at 400 East 132nd Street, Mott Haven

Empire State Development (ESD) has released a request for expression of interest (RFEI) for the 12.8-acre development site at 400 East 132nd Street, in the South Bronx’s Mott Haven section. The state is seeking to lease or sell the property, which is currently used as a transfer station for trains and trucks, to a development team that’s willing to deck over the station and build a mixed-use project, Crain’s reported. The property, zoned for manufacturing, is an “ESD General Project Plan,” which means the state, through its own approval process, is able to override local zoning regulations. Some percentage of affordable housing is likely envisioned by ESD. The site is owned by the state’s Department of Transportation. Responses are due by February 2, 2017.
