SCALE Lending has issued a $305 million construction loan for two-tower residential development at 355 Exterior Street in Mott Haven, The Bronx. Designed by Hill West Architects and developed by the Beitel Group, the project will comprise two connected structures rising 40 and 26 stories. The development will span 515,000 square feet and yield 755 rental units. The property is located along the Harlem River between East 140th and 144th Streets.

New renderings have been revealed for The Bronx Detention Center at 745 East 141st Street in Mott Haven. Designed by CetraRuddy in collaboration with Lumen Architecture, Urbahn Architects, Transformative Reform Group (TRG), and the New York City Design Department of Construction, the $2.9 billion project is part of the plan to replace Rikers Island with four borough-based detention centers. The Bronx structure will yield 1,040 beds, 20 underground staff parking spaces, and 40,000 square feet of commercial space. The project site is bounded by East 142nd Street to the north, East 141st Street to the south, the confluence of Bruckner and Southern Boulevard to the east, and Concord Avenue to the west.

The Emerging Leaders Program Bx (ELP), a South Bronx-based nonprofit focused on professional development for local youth, has opened its first dedicated education space at 2402 Third Avenue in Mott Haven, The Bronx. Located on the ground floor of Lincoln at Bankside, the new center was unveiled in partnership with Brookfield Properties. Its ribbon cutting also marked the launch of ELP’s spring 2025 internship cohort and included participation from New York State Acting Supreme Court Justice Cynthia Isales and key corporate and education partners.

Designed by Fischer Makooi Architects for Beitel Group, the 134-foot-tall structure will span 192,026 square feet and yield 240 rental units with an average scope of 770 square feet, as well as 7,040 square feet of commercial space, a 44-foot-long rear yard, and enclosed parking for 82 vehicles. The property is located on a triangular parcel bound by Grand Concourse, Walton Avenue, and East 140th Street.

Financing Closes for Estela at 414 and 445 Gerard Avenue in Mott Haven, The Bronx

Developer The Domain Companies announced today the closing of $218.6 million in financing for Estela, a two-building development in Mott Haven, The Bronx. The 11-story buildings at 414 and 445 Gerard Avenue yield 544 market-rate and affordable housing units and 10,000 square feet of ground-floor retail space. Freddie Mac’s Forward Commitment program provided long-term permanent financing through JLL Real Estate Capital. The Urban Investment Group at Goldman Sachs Alternatives led the Opportunity Zone equity financing for the mixed-income, mixed-use project.

Excavation Underway for 714-Unit Complex at 355 Exterior Street in Mott Haven, The Bronx

Excavation and pilings are underway at 355 Exterior Street, the site of a two-tower residential complex in Mott Haven, The Bronx. Designed by Hill West Architects and developed by The Lightstone Group under the 355 Exterior Street Associates LLC, the 720,785-square-foot project will yield 714 rental units with an average scope of 777 square feet, as well as 10,630 square feet of commercial space and 325 enclosed parking spaces. The taller of the two towers will rise 437 feet, making it the tallest structure in the South Bronx and in the borough, and taking the title away from River Park Towers that stands 428 feet tall. The property is located along the Harlem River near the intersection of Exterior and Gerard Streets.
