Construction Wrapping on Two-Story, 3,000-Square-Foot Retail Building at 76 East Houston Street, NoHo

Construction is wrapping up on the two-story, 3,080-square-foot commercial-retail building under development at 76 East Houston Street, on the corner of Elisabeth Street in NoHo. A photo of the new building, which was just a single story above street level in February of 2015, can be seen in a Bowery Boogie update. The structure will host 2,928 square feet of commercial-retail space, according to the latest building permits. The ground floor will contain a 775-square-foot unit and the second floor will have a 680-square-foot unit, according to the aforementioned update. Amenities include a rooftop recreational area and storage space. Goldman Properties is the developer and TriBeCa-based Gary H. Silver Architects is the architect of record. Occupancy can probably be expected in the next few months.

A piece of old New York is set to be replaced by something new. On Tuesday, the Landmarks Preservation Commission approved a proposal to demolish the three-story structure at 25 Bleecker Street and replace it with a six-story (plus penthouse) mixed-use building with three residential units.

Back in September of 2014, YIMBY brought you an update on adjacent residential projects at 10 Bond Street and 372 Lafayette Street (a.k.a. 11 Great Jones Street), in NoHo. The former project, a seven-story, 11-unit condominium building, went on the to have construction completed by the end of the summer of 2015. Construction has since entirely wrapped up on the latter project, a six-story, eight-unit residential building, as seen in photos by Tectonic. The property is completely unobscured from scaffolding and occupancy is currently underway. The ground floor and cellar levels will contain 2,143 square feet of retail space. The eight rental apartments above measure between 1,300 and 2,000 square feet apiece, coming in two- and three-bedroom configurations, although some units appear to have been divided into multiple apartments. Kano Properties is the developer, and Morris Adjmi Architects is behind the design.

Six-Story Residential Conversion Project At 41 Great Jones Street Placed On Market, NoHo

Last September, Blumenfeld Development Group received all the approvals needed to convert the five-story commercial property at 41 Great Jones Street, in NoHo, into a six-story, three-unit residential building. Construction was supposed to start that November, but work never kicked off and now the 14,431-square-foot property is on the market for $21 million, Curbed NY reported. The conversion project was designed by Morris Adjmi Architects and will more than likely be carried out if a new developer acquires the building. As currently planned, the existing building would be expanded by a single story to total 16,395 square feet. There would be two duplexes and a triplex unit, each averaging a very spacious 4,444 square feet.

Ironstate Plans an Office Building at 363 Lafayette Street in NoHo

Ironstate shelled out $150 million last year for a 49-year lease at 363 Lafayette Street in NoHo, right in the heart of New York University’s territory. Now, they’re planning a nine-story office building on the site between Great Jones and Bond streets.

A former animal hospital in NoHo is set to see a commercial revitalization. On Tuesday, the Landmarks Preservation Commission approved a revised renovation plan for the building at 348 Lafayette Street, which occupies 348-354 Lafayette Street and is also known as 11-13 Bond Street. The building dates back to 1913 and is now in the NoHo Historic District.

The proposal to renovate a commercial building in the NoHo Historic District didn’t fly with the members of the Landmarks Preservation Commission on Tuesday. The LPC rejected the proposal presented for 348 Lafayette Street, located on the southwest corner of Lafayette and Bond streets.

Six-Story, Three-Unit Mixed-Use Project Planned At 25 Bleecker Street, NoHo

David Smilow, doing business as an LLC based in Union Square, has filed applications for a six-story, three-unit mixed-use building at 25 Bleecker Street, in NoHo. The project will measure 6,758 square feet and includes a 1,074 square-foot retail portion on the ground floor. The residential units will surely be condominiums, averaging 1,895 square feet apiece. One unit will take up the second and third floors, another will occupy the fourth floor, and a third will span the fifth, sixth, and penthouse levels. Michael Haverland, who is also based in Union Square, is the architect of record. An existing three-story townhouse must first be demolished.

Construction Underway At 11-Story, Six-Unit Condo Project At 25 Great Jones Street, NoHo

This past summer, the 11-story, six-unit condominium project at 25 Great Jones Street/22 Bond Street, in NoHo, received construction financing, and now work is underway, EV Grieve reports. The 14-story structure – what was once a stalled-out hotel project – is currently being horizontally expanded to sit flush with Great Jones’ street wall. Floors 12 through 14 will eventually be removed, but that demolition work has not yet begun. Although the block-thru development fronts Great Jones, BKSK Architects designed a four-story steel façade for Bond Street. Second Development Services and Richport Group are developing.
