GDSNY Reveals New Lobby Design at One Saint Mark’s Place in Manhattan’s East Village

Renderings have been revealed for the GDSNY-designed lobby at One St Marks, a nine-story office building originally designed by Morris Adjmi Architects at 1 St. Marks Place in Manhattan’s East Village. Developed by Real Estate Equities Corporation, the structure yields 49,194 square feet of office space. The project also includes expansive wraparound terraces on levels five, six, and nine, and 7,776 square feet of retail space on the ground floor and cellar level. The property is alternately addressed as 3 St. Mark’s Place and located at the northeast corner of Third Avenue.

PayPal Signs Ten-Year Lease at 345 Hudson and 555 Greenwich in Hudson Square, Manhattan

PayPal has signed a ten-year lease to occupy 261,000 square feet at 345 Hudson and 555 Greenwich, an interconnected two-building office property in Hudson Square, Manhattan. Designed by COOKFOX Architects and developed by Hudson Square Properties, a joint venture between Hines, Trinity Church NYC, and Norges Bank Investment Management, the 17-story complex was completed in 2023 and yields 860,000 square feet of office space. PayPal will occupy three floors in the building, which is located between King and Charlton Streets.

‘Just Home’ Supportive Housing Project Revived for Jacobi Hospital In Morris Park, The Bronx

Plans have been revived for the supportive housing conversion of 1400 Pelham Parkway South, an underutilized medical building on the campus of NYC Health + Hospitals/Jacobi in Morris Park, The Bronx. Developed by The Fortune Society, the structure will yield 83 fully affordable permanent housing units for formerly incarcerated New Yorkers with complex medical needs. On-site services will also be provided by The Fortune Society in coordination with medical care from Jacobi Hospital.

Anagram Gowanus Tops Out At 450 Union Street In Gowanus, Brooklyn

Construction has topped out on Anagram Gowanus, a 20-story residential building at 450 Union Street in Gowanus, Brooklyn. Designed by SO-IL and developed by Global Holdings, Tankhouse, and McArthur Holdings, the 203,000-square-foot structure will yield 158 rental apartments in studio- to three-bedroom layouts. The project will also feature 22,000 square feet of ground-floor retail space. Magnusson Architecture & Planning is the architect of record for the project, which is located at the intersection of Union and Bond Streets.

Baisley Pond Park Residences Completes Construction at 143–06 135th Avenue In South Jamaica, Queens

Work is complete on Baisley Pond Park Residences, a 12-story all-affordable housing building at 143–06 135th Avenue in South Jamaica, Queens. Designed by Aufgang Architects and developed by Slate Property Group and RiseBoro Community Partnership, the 318-unit project is New York City’s first hotel-to-residential conversion under the Housing Our Neighbors with Dignity Act (HONDA). The property is located between Inwood and 142nd Streets, directly north of the Belt Parkway.

Monitor Point Development Expands Affordable Housing Commitment at 40–56 Quay Street In Greenpoint, Brooklyn

The Gotham Organization has announced an increase in the affordable housing allotment for its proposed three-tower Monitor Point development at 40–56 Quay Street in Greenpoint, Brooklyn. Designed by FXCollaborative, the project consists of structures standing 600, 450, and 230 feet tall and will yield a collective 1,150 units. Under the latest proposal, 40 percent of the units, approximately 460 apartments, will be made permanently affordable. This figure is nearly double the 288 from the initial announcement, and was informed by five years of engagement with community stakeholders. The property is bounded by Quay Street to the north, Franklin Street to the east, and the Bushwick Inlet to the south and west.

Renderings Revealed For La Ostra Mixed-Use Development at 4095 Ninth Avenue In Inwood, Manhattan

Renderings have been revealed for La Ostra, a 25-story mixed-use building at 4095 Ninth Avenue in Inwood, Manhattan. Designed by Magnusson Architecture and Planning and developed by Slate Property Group, Xenolith Partners, and Comunilife Inc., the structure is planned to yield more than 600 affordable homes, including 200 units for seniors and 400 units for low-income households. The project will also include a STEM-focused marine science center, mental health services, and recreational and open space. The development team was selected by the NYC Department of Housing Preservation and Development (HPD) to transform the vacant city-owned site, which is located at the northern tip of Manhattan along the Harlem River.

Plans Announced for 18-Story Tower at 335–339 Fifth Avenue In Midtown, Manhattan

Plans have been announced for an 18-story residential building at 335–339 Fifth Avenue in Midtown, Manhattan. Developed in a joint venture between Slate Property Group and Pi Capital Partners, the structure will span roughly 89,000 square feet and yield approximately 95 rental units. The project will also include ground-floor retail space. Twenty percent of the units are planned to be dedicated to affordable housing under New York’s 485-x tax abatement program. The property is located at the corner of Fifth Avenue and East 33rd Street, directly across from the Empire State Building.

Jail Barge Removed To Make Way For Hunts Point Marine Terminal In The Bronx

The decommissioned Vernon C. Bain Correctional Center jail barge has been removed from its anchorage off the Hunts Point Peninsula in The Bronx, paving the way for the City’s construction of the Hunts Point Marine Terminal. Developed by the New York City Economic Development Corporation (NYCEDC), the terminal will handle shipping containers and facilitate last-mile freight delivery via barges and ferries, reducing truck traffic on local streets.

Renderings Revealed for Echelon Studios Production Facilities in Red Hook and Bushwick, Brooklyn

Renderings have been revealed for Echelon Studios, two large-scale film and television production campuses planned for Brooklyn at 176 Dikeman Street in Red Hook and 242 Seigel Street in Bushwick. Designed by COOKFOX Architects for the New York City Economic Development Corporation, the New York City Industrial Development Agency, and Bungalow Projects, the facilities are part of a $552 million initiative and will span approximately 600,000 square feet with ten soundstages. The studios are intended to meet the growing demand for production infrastructure in New York City and will generate some 2,400 jobs across construction and studio operations.
