Renderings Revealed for Fordham Landing South in University Heights, The Bronx

Renderings have been revealed for Fordham Landing South, a two-building affordable housing complex along the Harlem River in University Heights, The Bronx. Designed by Perkins Eastman and developed by Dynamic Star and Lettire Construction, the project is slated to yield approximately 927 affordable homes, a public waterfront esplanade, enclosed parking, and improved access to the Metro-North rail system. All units will be 100 percent affordable, and at least 15 percent will be reserved for formerly homeless families. The project site is located on an underused stretch of land just south of the University Heights Bridge.

Robert C. Wood Apartments Reaches Completion In Far Rockaway, Queens

Construction is complete on Robert C. Wood Apartments, an eight-story affordable and supportive housing development at 18‑26 Redfern Avenue in Far Rockaway, Queens. Designed by UAI and developed by Camber Property Group, Bowery Residents’ Committee (BRC), and the NYC Department of Social Services (DSS), the $100 million project yields 147 permanently affordable apartments and a 100-bed women’s shelter known as the Wanda Patterson Women’s Residence. The property is located between Dix and Mott Avenues.

1709 Surf Avenue Breaks Ground In Coney Island, Brooklyn

Construction has begun on 1709 Surf Avenue, an 11-story residential building in the Coney Island West masterplan in Coney Island, Brooklyn. Designed by S9Architecture and developed by BFC Partners in collaboration with the NYC Department of Housing Preservation & Development (HPD), the NYC Housing Development Corporation (HDC), Citi, and Goldman Sachs, the structure will yield 420 affordable rental units. The project is the third and final phase in the affordable housing complex, which will introduce a total of 1,242 apartments. The property is located along the waterfront between West 17th and 19th Streets, directly across from Maimonides Park, home of the Brooklyn Cyclones.

139 Franklin Street Acquired for Planned Residential Conversion in Tribeca, Manhattan

A joint venture of Broad Street Development and TPG Angelo Gordon has acquired 139 Franklin Street, a ten-story commercial structure in Tribeca, Manhattan, with the intention of converting it into a residential building. The 56,384-square-foot structure is currently occupied by a 74-unit self storage facility. The property is located at the corner of Franklin and Varick Streets.

2,000-Unit Office-To-Residential Conversion Plan Announced for Hell’s Kitchen, Manhattan

Silverstein Properties has announced plans with Metro Loft Developers to deliver more than 2,000 new apartments through office-to-residential conversions in Hell’s Kitchen, Manhattan. The plan is an expansion on the developers’ proposal for The Avenir, a 785-foot-tall mixed-use skyscraper containing a casino and 1,000-room hotel, and is contingent on the issuance of a gaming license for the project. The conversions would prioritize buildings within the Community Board 4 district, which has specifically called for more mixed-income housing, and would include more than 500 permanently affordable units.

Mayor Adams Unveils Revitalized ‘The Arches’ Plaza, Commits $50M For Further Improvements In Lower Manhattan

New York City has officially reopened a newly revitalized section of “The Arches,” a public plaza located on the Manhattan side of the Brooklyn Bridge, and announced an additional $50 million investment to expand and enhance the space. Located adjacent to City Hall and named for the 53 overhead bridge arches, the area has remained largely inaccessible for the past 15 years due to ongoing restoration work on the Brooklyn Bridge. The investment, part of the city’s FY 2026 Executive Budget and the “We Outside Summer” initiative, will support the addition of public seating, plantings, lighting, and recreational amenities.

Ruby Square Nears Completion at 166-20 90th Avenue In Jamaica, Queens

Work is nearing completion on Ruby Square, a mixed-income residential development at 166-20 90th Avenue in Jamaica, Queens. Designed by Perkins Eastman and developed by BRP Companies, the structure spans 715,000 square feet and will yield 614 units in studios to two-bedroom layouts, with 185 designated for affordable housing. The property was formerly known as 90Ninety and is located at the corner of 90th Avenue and 168th Street.

Construction Begins for Five-Tower High-Rise at 275 Flatbush Avenue Extension in Downtown Brooklyn

Below-grade work is underway at 275 Flatbush Avenue Extension, the site of a five-tower residential complex in Downtown Brooklyn. Designed by J Frankl Architects and developed by The Jay Group, the conjoined structures will stand 27 stories and 293 feet tall, and will yield a combined 450 units. The property is alternately addressed as 165 Willoughby Street and located at the corner of Flatbush Avenue Extension and Willoughby Street.

Developers Announced for The Stemma At 1388-1400 Stebbins Avenue In Crotona Park East, Bronx

The New York City Department of Housing Preservation and Development (HPD) has announced the development team for The Stemma, an 11-story affordable housing development at 1388-1400 Stebbins Avenue in Crotona Park East, The Bronx. Developed by the Doe Fund, Xenolith Partners, and Ametrine Group, the structure will yield 149 affordable apartments and a 30,000-square-foot community recreation center. The project is being built on a long-vacant city-owned lot between East 170th Street and Jennings Street.

‘Charlie’ Residential Tower Begins Construction at Hoboken Connect in Hoboken, New Jersey

Construction has begun on Charlie, a 27-story residential building within Hoboken Connect at NJ Transit’s Hoboken Terminal in Hoboken, New Jersey. Designed by Salas O’Brien and Allied and developed by LCOR, the 365,000-square-foot structure will yield 386 units, with 20 percent designated as affordable housing, as well as ground-floor retail space.
