New 20-Year Lease Signed for 7 Times Square In Midtown, Manhattan

Apparel holding company KnitWell Group has signed a 20-year lease extension for 246,000 square feet at 7 Times Square, a 47-story office skyscraper in Times Square, Manhattan. The lease will expand the company’s existing 191,000-square-foot presence in the building by two additional full floors. Designed by SOM and developed by Boston Properties, the 724-foot-tall structure spans 1.25 million square feet and is located at West 42nd Street between Broadway and Seventh Avenue.

Developers Close on Financing for Pelham House At 217 Fifth Avenue In Pelham, New York

The Hudson Companies has closed on $73 million in financing for Pelham House, a five-story residential development at 217 Fifth Avenue in Pelham, Westchester County. Designed by United Design Works and developed in partnership with Excelsior Housing Group and Sisca Northeast, the structure is planned to yield 127 units, including six designated for affordable housing, as well as 5,300 square feet of ground-floor retail space. The affordable apartments will be reserved for households earning 80 percent of area median income. Financing was provided by Santander, Related Debt Fund, and equity through Hudson’s joint venture Green Fund with the New York City Employees’ Retirement System and the Teachers’ Retirement System of the City of New York.

262 Fifth Avenue Gets AG Approval for Sales Launch in NoMad, Manhattan

Five Points Development Group has received attorney general approval for a spring 2025 sales launch for 262 Fifth Avenue, a 56-story residential skyscraper in NoMad, Manhattan. Designed by Meganom with SLCE Architects as the executive architect, the 860-foot-tall structure will yield 26 condominium units with an average scope of 3,200 square feet, including full-floor and duplex residences and at least one quadruplex unit. The property is located at the corner of Fifth Avenue and West 29th Street.

LPC Reviews Proposal for 244 Waverly Place In West Village, Manhattan

The New York City Landmarks Preservation Commission is currently reviewing proposals for the renovation and expansion of 244 Waverly Place, a three-story residential building in Manhattan’s West Village. Designed by Hernandez-Eli Architecture, the proposal includes modifications to the structure’s entryway, updates to its front and rear façades, the addition of a cellar level, and the construction of a one-story rooftop extension. The property is located between Bank Street and West 11th Street.

LPC to Review Renovation, Expansion Proposal for Imperial Theatre at 249 West 45th Street in Midtown, Manhattan

The New York City Landmarks Preservation Commission is set to review a proposal for the renovation and expansion of the Imperial Theatre, a 101-year-old Broadway theater at 249 West 45th Street in Midtown, Manhattan. Designed by Kostow Greenwood Architects for the Schubert Organization, the project is planned to include the overhaul and expansion of the lobby building, historical restoration of the auditorium interiors, and upgrades to the facility’s mechanical systems. The property is located between Seventh and Eighth Avenues.

Construction Loan Issued For 41-08 Crescent Street In Long Island City, Queens

A $70 million construction loan was issued for 41-08 Crescent Street, a 26-story residential building under construction in Long Island City, Queens. Designed by Dan Ionescu Architects and developed by Watermark Capital Group, the 192,000-square-foot structure will yield 184 units in studio to three-bedroom layouts, with 70 percent of the inventory designated for affordable housing under the Affordable NY 421a program, as well as 9,000 square feet of ground-floor retail space and a 41-vehicle parking lot. Slate Property Group and White Oak Real Estate Capital provided the loan for the final stages of construction and lease-up of the project, which is bound by Crescent Street, 41st Avenue, and 24th Street.

A rendering has been revealed for 132 East 125th Street, a 13-story mixed-use building in Harlem, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, the project will yield 73 affordable housing units in one- to three-bedroom layouts, as well as 7,000 square feet of ground-floor retail space and 45,000 square feet of medical offices on the second through fifth floors. The property is located at the corner of East 125th Street and Lexington Avenue.

5055 Broadway Tops Out In Inwood, Manhattan

Construction has topped out on 5055 Broadway, an 11-story residential building in Inwood, Manhattan. Designed by Fischer + Makooi Architects and developed by Timber Equities, the 50,808-square-foot structure will yield 60 rental apartments in one- and two-bedroom layouts, with 15 reserved for affordable housing, as well as ground-floor retail space. The project replaces a former surface-level parking lot and is part of the Inwood Rezoning Plan, which is projected to create more than 4,000 affordable housing units by 2032.

Designed by Kohn Pedersen Fox and developed by BXP, the 46-story tower will yield 950,000 square feet of office space and a collection of tenant amenities. The property is located along Madison Avenue between East 44th and 45th Streets.
