Leasing Launches for 420 Carroll Street in Gowanus, Brooklyn

Leasing launched this week for 420 Carroll Street in Gowanus, Brooklyn. the first building developed through the 2021 Gowanus Neighborhood Rezoning. The waterfront development includes a 21-story tower and an adjacent 16-story tower connected via a subterranean tunnel, as well as 360 mixed-income apartments in a mix of studio to three-bedroom layouts, 27,000 square feet of commercial and retail space, and a 470-foot-long public promenade along the canal. 420 Carroll Street is developed by The Domain Companies and VOREA Group and designed by FXCollaborative with interiors by Alan Mainer Studios. Domain Companies’ affiliate Good Company will oversee residential leasing from an on-site office.

Three new retail leases were recently signed at Jasper, a 13-story mixed-use building at 2-33 50th Avenue in Long Island City, Queens. The new tenants, whose leases total approximately 7,600 square feet, will bring commitments to more than 64 percent of the building’s 33,000 square feet of retail space. The project was designed by S9 Architecture and is on track to complete construction in the first quarter of 2025.

Locally owned deli and grocery Mott Haven Marketplace has opened at The Estela, a two-building residential development in Mott Haven, Bronx. Designed by S9 Architecture and developed by Domain Companies, the property is located at 414 Gerard Avenue and 445 Gerard Avenue and yields 544 units, with 164 designated for affordable housing. The 1,950 square foot marketplace is located at 445 Gerard Avenue.

Jasper Stands Topped Out At 2-33 50th Avenue in Long Island City, Queens

Construction has topped out on Jasper, a 13-story residential building at 2-33 50th Avenue in the Hunters Point district of Long Island City, Queens. Designed by S9 Architecture and developed by The Domain Companies, LMXD, Bridge Investment Group, and The Vorea Group, the 125-foot-tall structure will span 550,000 square feet and yield 499 units in studio to three-bedroom layouts with 150 reserved for affordable housing, as well as 40,000 square feet of retail space, 503 square feet for a community facility under the Brownfield Award, 111 enclosed parking spaces, and a 30-foot-long rear yard. The $370 million project is alternately addressed as 49-20 5th Street and is bound by 49th Avenue to the north, 50th Avenue to the south, and 5th Street to the east.

Façade installation is making progress on 420 Carroll Street, a two-tower residential complex in Gowanus, Brooklyn. Designed by FXCollaborative and developed by Domain Companies, the project consists of a 20-story, 224-foot-tall tower and a shorter 15-story sibling and will yield 360 units with 25 percent reserved for affordable housing, as well as 27,500 square feet of retail space, 7,700 square feet of “Gowanus Mix” space pursuant to the 82-block district rezoning, and a new public promenade along the Gowanus Canal. The property is located on a trapezoidal plot bound by Carroll Street to the north, the Powerhouse Arts building and its parking lot to the south, and the Gowanus Canal to the west.
