Over the summer of 2015, YIMBY revealed renderings of New Empire Real Estate’s planned high-rise residential tower at 131 East 47th Street, in Midtown East, and now new building applications have been filed with the Department of Buildings. The new 122-unit building will encompass 173,059 square feet and will rise 49 stories, or 581 feet, above street level. Beginning on the second story, there will be three residential units per floor through floor 12 and floors 14 through 35, then two units per floor on floors 37 through 47. The 48th floor will contain a full-floor penthouse, and floors 13, 36, and 49 will contain mechanical equipment.
BLDG Management has acquired the three properties spanning 211-215 East 38th Street, in Midtown East, for $36.7 million, which reportedly completes a development assemblage that also includes the two buildings at 203-209 East 38th Street. The developer plans to demolish the entire assemblage to make way for a new residential tower with ground-floor retail space, according to The Real Deal. The site measures 17,944 square feet, which means it can accommodate up to 179,440 square feet of development potential. Other details, including the architect have not been disclosed. What must first be demolished is a two-story brick structure, three four- to five-story tenement buildings, and a five-story parking garage.
YIMBY last checked in on the 65-story, 268-unit residential tower being built at 252 East 57th Street, in Midtown East, back in October of 2015, when the structure topped out at 715 feet above street level. Since then, glass installation has been rapidly underway to encapsulate the residential interiors, which will eventually contain a total of 93 condominiums and 175 rental apartments. YIMBY now has close-up renderings of the 632,828-square-foot tower.
The Republic of Turkey is moving forward with a new consulate-general building, dubbed the Turkevi Center, at 821 United Nations Plaza, located on the corner of East 46th Street in Midtown East. Curbed NY has renderings of the Perkins Eastman-designed 32-story, 200,000-square-foot mixed-use complex, which will contain office space and residential units. The residential units are being built to accommodate staff and visitors, and the facility will have passport and visa offices. Amenities will include conference rooms, a prayer room, a gym, an auditorium, and an underground parking garage. The new building would replace Turkey’s existing 12-story facility as well as the vacant lot at 344 East 46th Street. Neither new building applications nor demolition permits have yet been filed.
Back in September, we told you about a competition to conceive a redesign of the MetLife Building. Earlier this week, the six finalists of the “Reimagine a New York City Icon” competition were announced. The competition, sponsored by Metals in Construction magazine and the Ornamental Metal Institute of New York, isn’t part of any actual process in the works to modify the Midtown office tower, but are fascinating ideas of what could be. Perhaps these ideas will be put into use at other buildings.
