270 Park Avenue’s Demolition Passes Halfway Mark in Midtown East

Demolition is progressing rapidly at 270 Park Avenue, the site of JP Morgan Chase‘s new 1,425-foot-tall headquarters in Midtown East and number three on our end-of-year countdown. The firm is demolishing its former 707-foot-tall, 52-story tower to make way for the massive supertall, which will yield 2.5 million square feet of office space. The full-block parcel is located between Park and Madison Avenues and East 47th and 48th Streets.

Excavation Begins at 141 East 47th Street in Midtown East

Excavation is underway at 141 East 47th Street, the site of a 35-story residential tower in Midtown East. The 183,310-square-foot project is designed by Ismael Leyva Architects and developed by Silverback Development. The latter was brought on by Hopson Development Holdings, which purchased the parcel for $115 million in December 2019 from the original developers, New Empire Real Estate. Located between Park Avenue and Lexington Avenue, the development is set to yield 200 units and cost $250 million.

12 East 48th Street’s Curtain Wall Assembly Wraps Up Installation in Midtown East

The final exterior touches are underway on 12 East 48th Street, a 367-foot-tall hotel tower in Midtown East. Designed by Handel Architects and developed by Hidrock Realty, the property is set to house a 161-room, 125,000-square-foot Hilton Grand Vacation Hotel. DeSimone Consulting Engineers is the structural engineer, The Rinaldi Group is the general contractor, and IBA Consulting & Engineering, PLLC is the envelope consultant for the building, which is located between Madison Avenue and Fifth Avenue.

YIMBY Scopes Rooftop Views From 425 Park Avenue in Midtown East

Exterior work is progressing on 425 Park Avenue, an 897-foot-tall commercial skyscraper in Midtown East and number 12 on YIMBY’s construction countdown. Designed by Norman Foster of Foster + Partners and developed by L&L Holding Company LLC with Adamson Associates, the 47-story tower will yield 666,966 square feet of office space.

MTA and SL Green Debut Grand Central Subway Entrance at One Vanderbilt Avenue

This week, the MTA and SL Green debuted a new entrance to the Grand Central-42nd Street subway station at One Vanderbilt Avenue, a 77-story supertall office skyscraper in Midtown. The new entrance is the latest component of SL Green’s $220 million transit improvement project bundled into development of the commercial project.

1,646-Foot-Tall Project Commodore Revealed, New York City’s Possible New Tallest Building by Roof Height, in Midtown East

An Environmental Assessment Statement for 109 East 42nd Street in Midtown East reveals details for the proposed Project Commodore, a 1,646-foot-tall skyscraper on the site currently occupied by Grand Hyatt New York. Developed under the Commodore Owner LLC by RXR Realty and TF Cornerstone, the mixed-use supertall is designed by Skidmore, Owings & Merrill. Components include 2,108,820 square feet of office space, a smaller 500-room Grand Hyatt hotel, approximately 10,000 square feet open-air publicly accessible space, and 43,370 square feet of retail including some controlled by the MTA on the cellar, ground, and second floors.

Fisher Brothers Completes $20M Renovation Project at 299 Park Avenue in Manhattan’s Midtown East

Earlier this week, Fisher Brothers and Rockwell Group announced the completion of a major renovation project at 299 Park Avenue in Midtown East, Manhattan. The $20 million project included the installation of the 60-foot-long Living Canvas, a digital LED display that changes throughout the day and gradually over time.

100-Story Supertall Rumored as Replacement For Roosevelt Hotel at 45 East 45th Street in Midtown East

After it was announced last week that the historic Roosevelt Hotel would be closing its doors, owner Pakistan International Airlines (PIA) has since teased to what will become of the Midtown East building. One possibility is a new hotel standing 100 stories. Set in a prime location, the block-long 19-story structure is bordered by Madison and Vanderbilt Avenues and East 45th and 46th streets.

While the full presentation from early September has yet to be posted online in spite of the city’s allegedly transparent public hearing process, YIMBY Forumer rgarri has created our own look at the tower and its future position on the Midtown skyline among other supertalls also in the planning stages.
