An anonymous Astoria-based LLC has filed applications for a four-story, seven-unit residential building at 30-26 14th Street, in Astoria. The project will measure 6,576 square feet and its residential units should average 709 square feet apiece, indicative of rental apartments. A roof terrace with recreation space will top the structure. Befal F. Salim’s Whitestone-based Platonic Solids Architecture is the architect of record. The 25-foot-wide, 2,500-square-foot lot is occupied by a two-story townhouse. Demolition permits were filed in November.

Construction is three stories above street level on the eight-story, 83-unit residential building under development at 14-07 Broadway, located on the corner of 14th Street western Astoria. Progress on construction can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project, dubbed The Baron, will encompass 107,488 square feet and rise 80 feet above street level, not including bulkhead elements. The condominium residential units should average 878 square feet apiece. Lions Group is the developer and Raymond Chan’s Flushing-based architecture firm is responsible for the design. An anticipated completion date is unknown, but late 2017 seems reasonable.

Woodside-based Sanvito Realty Holding Corp. has filed applications for a seven-story, 19-unit mixed-use building at 25-28 Broadway, located in the heart of Astoria. The project will measure 19,415 square feet and rise 74 feet in height to its roof. It will feature 2,365 square feet of retail space on the ground floor, followed by a 10-car parking garage up to the second floor. The residential units, on floors three through seven, should average 704 square feet, indicative of rentals. Jamaica-based RCGA Architects is the architect of record. The 52-foot-wide, 5,277-square-foot site consists of two lots, one of which is occupied by a two-story office. The other is vacant. Demolition permits have not been filed for the existing structure.

Long Island City-based Bayside Contracting has filed applications for a four-story, three-unit mixed-use building at 35-48 32nd Street, on the southern end of Astoria. The project will measure 3,068 square feet, including 1,331 square feet of ground-floor retail space, followed by three residential units across the floors above. The full-floor apartments should average 579 square feet apiece, indicative of rentals. Joseph Sultana’s Bayside-based JLS Designs is the architect of record. The 25-foot-wide, 2,500-square-foot lot is occupied by a three-story townhouse. Demolition permits have not been filed.
