Excavation Underway for The Alloy Block at 100 Flatbush Avenue in Downtown Brooklyn

At number 16 on our countdown is The Alloy Block, a multi-tower complex designed and developed by Alloy Development in Downtown Brooklyn. Located along the border with Boerum Hill, the project consists of the 840-foot-tall 80 Flatbush Avenue and the 44-story, 482-foot-tall 100 Flatbush Avenue. Hunter Roberts Construction Group is in charge of building the foundations, and Urban Atelier Group will take over the superstructure work, which will rise from the trapezoidal plot bound by Flatbush Avenue to the northeast, State Street to the southwest, and 3rd Avenue to the northwest.

Newman Design Group has revealed the first architectural renderings of a new eight-story mixed-use building in Boerum Hill, Brooklyn. Located at 98 Third Avenue, the building will contain a mix of market-rate rentals, affordable housing units, and ground-floor retail.

New renderings from S. Wieder Architect are the first to reveal a 16-story mixed-use building at 35 Fourth Avenue in Boerum Hill, Brooklyn. The building will comprise just over 132,000 square feet with a mix of rental apartments, retail space, a community facility, and a parking garage.

Permits have been filed for a 22-story mixed-use building with affordable housing at 192 Douglass Street in Boerum Hill, Brooklyn. Located between Bond Street and the Gowanus Canal, the lot is situated between the Bergen Street subway station, serviced by the F and G trains, and the Union Street station, serviced by the R train. John Usdan of Midwood Investment & Development is listed as the owner behind the applications.

Church At 24 4th Avenue Being Demolished For Development, Boerum Hill

The Church of the Redeemer, at 24 4th Avenue near the Barclays Center in Boerum Hill, is slated for demolition this fall to make way for a yet-to-be-determined development, according to The Wall Street Journal. Jackson Group acquired the property for $20 million in 2010, and the contents of the church will likely be sold. Demolition permits were filed in May, and a pre-demolition inspection conducted earlier this July passed.

Last year, the Times published the first full rendering for the Carlyle Group’s 20-story condo-hotel under construction at 265 State Street, on the corner of Smith Street in Boerum Hill. The attractive brick and glass facade has yet to emerge, but prolific photographer Tectonic took some shots of the five stories of concrete and steel that have risen on the former parking lot.

Reveal for Five Single-Family Townhouses Planned At 73-79 Bond Street, Boerum Hill

Last summer, YIMBY reported on new building applications for the vacant lots at 73-79 Bond Street, in Boerum Hill, where Adam America Real Estate is planning five single-family townhouses. Now, renderings of the project have been revealed by The New York Times. The townhouses will average 4,100 square feet over six floors, which include two below grade and four above grade levels. Ben Hansen is designing, and completion is expected by the end of 2016.

20-Story Mixed-Use Building Rises At 265 State Street, Boerum Hill

Last December, foundation work started at 265 State Street, in Boerum Hill, where Flank and the Carlyle Group are developing a 20-story, 128-unit mixed-use building. Brownstoner now reports the building is up two stories above street level, and YIMBY has word that almost 80% of the structure’s units are in contract. Dubbed The Boerum, a hotel will occupy the first six floors, and retail is expected on the ground level. Flank is the design architect (as the firm designs and develops its own projects in-house), and Goldstein Hill & West is serving as the architect of record. Completion is slated for 2016.
