Construction is nearing completion on 533 Pacific Street, aka Post House, an 11-story residential building in Boerum Hill, Brooklyn that is also alternatively addressed as 542 Atlantic Avenue. Designed by Issac & Stern Architects and developed by Sterling Town Equities, the 90,000-square-foot structure will yield 41 condominium units and two four-story townhouses. Pro-H Development Inc. is the general contractor for the property, which is located on a through-block parcel between Third Avenue to the west, Pacific Street to the south, and Fourth Avenue to the east.

The Alloy Block’s Foundations Continue to Progress at 100 Flatbush Avenue in Downtown Brooklyn

Work is progressing below grade at 100 Flatbush Avenue, the site of a 44-story residential building in The Alloy Block multi-tower complex in Downtown Brooklyn. Designed and developed by Alloy Development, the 482-foot-tall structure will be joined by a separate 840-foot-tall skyscraper. Urban Atelier Group is the contractor for the project, which is located on a trapezoidal plot bound by Flatbush Avenue to the northeast, State Street to the southwest, and Third Avenue to the northwest.

Located between Baltic Street and Butler Street, the lot is within walking distance of the Atlantic Avenue-Barclay Center subway station, serviced by the 2, 3, 4, 5, B, D, N, Q, and R trains. 159 Third Residence LLC is listed as the owner behind the applications.

Façade installation is nearing completion on 58 Saint Marks Place, a 12-story residential building in Boerum Hill, Brooklyn. Designed by INC Architecture & Design with Isaac & Stern as the architect of record, and developed by Avdoo & Partners, the long rectangular structure will yield 100 units. LIC Corporation is the general contractor for the project, which spans nearly the the full length of the block bound by Fourth Avenue to the east, St. Mark’s Place to the north, and Willie McDonald Way to the south.

52 Fourth Avenue Readies for Excavation in Boerum Hill, Brooklyn

Excavation work is set to begin at 52 Fourth Avenue, the site of a nine-story residential building in Boerum Hill, Brooklyn. Designed by Gertler & Wente Architects and developed by Metropolitan Realty Exemptions under the RJ 4th Avenue LLC, the 55,000-square-foot structure will yield 52 rental apartments averaging 775 square feet apiece, as well as a cellar and ground-floor retail space. It was last reported that the units will come in a mix of one- and two-bedroom layouts and a select number of apartments will have their own private outdoor spaces. There will be four penthouses on the upper levels, each with its own outdoor space. Real Land Group is the general contractor for the property, which is located at the corner of Dean Street and Fourth Avenue.

Schematics Show Four-Story, Three-Unit Mixed-Use Project At 237 Pacific Street, Boerum Hill

Late last year, YIMBY reported on filings for a four-story, three-unit mixed-use building at 237 Pacific Street, in Boerum Hill, and now a schematic drawing of the building has been posted on-site, per Brownstoner. The new building will measure a total 5,512 square feet, and will feature 1,614 of retail space on the ground floor, followed by full-floor units averaging 1,300 square feet each. The units will actually be rentals, and Nicola Quinoes is the developer. Brooklyn-based Teresa Byrne Salter is the architect. The site’s single-story predecessor was demolished in January.

Ground Broken On Seven-Story, 30-Unit Mixed-Use Building At 472 Atlantic Avenue, Boerum Hill

YIMBY revealed the seven-story, 30-unit mixed-use building planned at 472 Atlantic Avenue (aka 465 Pacific Street) in Boerum Hill, late last year, and now developers Avery Hall Investments and ARIA Development Group have landed a $34.2 million construction loan, according to Crain’s. The team broke ground on the 85,000 square-foot condo project this week, which will include 15,000 square feet of ground-floor retail space, and completion is expected in early 2017. Morris Adjmi is the architect of record.

Just like Brooklyn’s other trendy industrial zones in Bushwick and Williamsburg, the M-1 zone around the Gowanus Canal has become a breeding ground for boutique hotels. The developer of the nearby Union Hotel filed plans last year for a second hotel at 489 Baltic Street, on the border between Gowanus and Boerum Hill. Now YIMBY has renderings for the four-story project between Bond and Nevins Streets.
